A room upstairs!
Pros:

The property has a patio for watching the sunset with views that can't be matched.

Cons:

There are 90 uneven and worn stairs to reach the rooms. You will need to be in good fitness to carry your luggage and climb to the room. The room was small and dark. The breakfast included was only ok. The server rubbed my husband the wrong way when he asked if it were possible for coffee before they had opened for breakfast, she apparently was curt in responding it was impossible.

A lot of steps so be warned! A lovely spot to stay, lived the deck area to relax with a drink or enjoy breakfast.

The outdoor deck was a lovely spot to sit & soak up the views.

Great!
Pros:

This is my second time staying in Cinque Terre and I chose once again to stay at Gianni Franzi because the location can’t be beat. Although not all of the rooms have a sea view, all of the guests who stay there have access to the breakfast area, bar, and patio which almost jut out over the water giving incredible views of the sea and the water crashing against the rocks below.

Cons:

Having to climb the steps to get to the rooms, but the views are worth it.

Great location, stunning views and the staff were friendly.
Pros:

The location was great, there is a lot of stairs to climb to your room but the view from the bar/breakfast terrace is worth every step. Sunset from the terrace is beautiful.

Pros:

The location is great. The room was quite large and clean and there was a common terrace for the use of the rooms directly overlooking the sea from the cliff. Breakfast is inlcuded.

Lovely sea views
Pros:

A great spot in Vernazza with lovely sea views from the bar/breakfast room. A number of restaurants and bars close by. Many stairs to get to our room which was on the top floor (may be a problem with bulky luggage). Our room was comfortable and clean. Italian style breakfast served, with coffee made to order.

The rooms are highly variable - careful which you choose
Pros:

The small beds did have comfortable mattresses and the small bathroom was recently done to a high standard and was clean. The view from the breakfast area was beautiful, but from another hotel we could have had such a view from our room.

Cons:

The photos on booking.com showed rooms very different to the one we got. Ours was a very small hallway with three single beds and a window that opened to rock wall. At night. It felt like there was not enough air to breath.

Climb many uneven steps to basic room
Pros:

Great location in heart of town. The rooms were all up many steps- 119 uneven different height stairs to get to our room. Plain room, very basic, no fridge, no, hot water pot. Breakfast ok but they only give you one cup of coffee. Personell grumpy.
