In my selection of places to stay when travelling I am extremely discriminating. Frances Modern Inn met ALL my expectations. The rooms are impeccably (and whimsically) decorated. Every fixture in the bathroom is high end -great shower, btw; Toto toilet! It was the cleanest hotel room I have EVER stayed in. I didn't even spot a stray hair from a previous guest in the bathroom (don't you hate that? Eww!)
One of my favorite features about the room was the lovely small balcony! It's so rare to find hotel rooms that are not hermetically sealed and allow for fresh air to come in. Plus it was nice to stand out on it and view the eclectic action on the street below. The Inn is only about a mile from downtown and the neighborhood is authentic, definitely has a quirky Austin vibe, which I like - nothing "touristy" about it.
I had read reviews that complained about party noises from the street/neighborhood but it was fairly quiet during my stay. I did see earplugs provided in a jar in the bathroom for the noisy times. The hotel also has keyless entry onto the property and into your room. Property entry is either around back through a small courtyard or in the front through the restaurant during its operating hours. (Due to the schedule of the conference I was attending, I did not get a chance to eat at the restaurant but man, it smelled good!)
I truly enjoyed my stay even though I was busy with work-related activities. The owner operates at an A+ level. She is happy to assist with whatever you need. Lovely!

An amazing stay at the Frances Modern Inn. Highly encourage you checking them out. I travel nearly every week and often stay in the big brand properties - predicable, sometimes good, often average. This place has so much character, and the owner gave us a great run down of Austin when we arrived. Rooms are all unique, have balconies, and a great patio area right out your front door - with sodas, coffee, and comfortable coaches and seating available. Super spot to begin or end your day with a glass of wine. Neighborhood gives you easy walking access to PaperBoy, Franklins and so so many other great dining and shopping options. Rooms come with a fridge, cold water, and great bathrooms with nice tubs and showers. A gem of a place !
Located in a lively East Austin neighborhood, the Frances Modern Inn is easy to access (digital locks with keypads) and has lovely common spaces with cold sparkling water, fancy coffee machines, books, and games.
Wonderful spot! Room was super clean, bed was very comfy (I’d say medium soft), blackout curtains worked great. Excellent location too. We were in town for a show at the Moody Center and this was very convenient. Would definitely stay again!
If you like unique boutique hotels you must stay here!! So much good to say about the property and its location.
Brittany one of the Inn keepers went out of her way to make us feel comfortable and to help me find an allergy friendly restaurant we could walk to for lunch. The only complaint was the lack of parking. Otherwise everything was above expectations! We will absolutely stay here again.
Not the ideal location
We thoroughly enjoyed our stay at the Frances Modern Inn. It was a perfect location for our needs. And our suite was very clean, tastefully decorated and very comfortable. We also really appreciated the keyless entry to the property and our room and the complimentary water and sparkling water in our room. There is limited on site parking but such was only a minor inconvenience.
Cute, cozy hotel. I arrived at 9pm and left at 5am so I was there to sleep. The beds were very comfortable. It’s self check-in from 6pm-6am so I saw no one at the hotel that worked there but my interactions via text were fine. I appreciate the large bottle of water in the mini fridge and the fact that there was a mini fridge.

What a unique and wonderful experience to stay at this beautiful hotel. The owner and staff have put a lot into this hotel and it shows. Each room has a distinct feel to it. The color scheme and decor to the beautiful little touches.location was perfect and close to dinning, bars & great shopping. We will be back.
One of the most beautiful places I've ever stayed in! This quaint little hotel was beautifully decorated and had a community patio that had complimentary drinks and several board games and tarot cards that were free to use as well. Our room and bathroom were GORGEOUS. They provide Hulu on their smart TV which was a nice plus. The hotel is also located by several shops and bars that are within walking distance. They only have four parking spots behind the building, but there's street parking around the area and a parking lot a few blocks down where they pay for your parking. All in all, we had a wonderful stay and are looking forward to returning many times in the future!
This place feels like a hidden gem! After watching the Gilded Age on HBO I planned a small staycation for my hubby and I to celebrate my 40th birthday, and I was not disappointed by our booking!
As someone who used to manage short term rentals I can tell this place was thoughtfully designed with a lot of love. It made me want to ask if they were hiring! I loved the vintage drinking glasses, and the design of having small common areas with a much nicer latte machine than you’d normally find en room just steps from your door. We got to try their new restaurant, Siti. It was a little more on the pricey side but I enjoyed the food and left satiated but not overstuffed.
Due to a medical issue we had to depart early, and their staff went out of their way to inform me when we left a few items behind and graciously allowed me to come get them same day. I would book this place again in a heartbeat!
Oh, I almost forgot to mention we had a partial sunset view of the Capitol, and got to enjoy sounds of live music from across the street! If there was one improvement to suggest they might consider adding a microwave to the shared lounge areas. There’s an adorable market called The Quickie Pickie down the street so I could see grabbing some late night food or reheating leftovers from the restaurant. ❤️

We enjoyed the quaint rooms (except the run in my husband had with the door knocker), the moodiness of the colors and comfort of the spaces.
Such a charming place! Check in was seamless, communication and it staff is excellent, and it’s beautifully decorated. Great location as well!
