Pros:

We had a very comfortable stay at the hotel. The staff, Alex, was particularly very considerate. The hotel even provided us with complimentary breakfast on the first day since they felt that we came early in the morning and might not be able to go out for breakfast in time.
Really nice of them! The place had a very large living space with a well-stocked kitchen and utensils. Will definitely recommend this place.
The communication from the hotel was also very clear and the location markers provided were spot on.

Very clean luxurious private room with attached bathroom for a nice price in Mount Lavinia. The owner gave me even a free dinner delivered in my room!

hiccup with welcome, non a/c rooms too hot.
Pros:

Tough to locate at night. Owner asked me time of arrival via email. Told him 11:30pm. We parked near police station and phoned owner continuously for about 20 minutes. No answer. Then suddenly a staff member appeared from a gate nearby and guided us in. Not a great start if you're coming straight from the airport.

Non A/C rooms can become hot, even with Fan on!. Kitchen and lounge area is nice. You can help yourself to Tea. Gas cooker is there if you're in to your cooking. However, take away Kottu, fried rice, noodles all available from restaurant nearby.

This booking was only for three days and was for a non-ac room. On checking-out, I returned after two weeks and booked an A/c room for 1 month directly with the owner, so cannot comment on that particular booking here. BTW, no hot water showers in this hotel, and water from shower can be a bit cold.
