The location was ideal for what we wanted and the bonus - it was on a bus route and the bus stopped outside the hotel.
It seemed a little shabby and is definitely in need of updating. No light over the mirror in the bathroom so shaving was hit and miss. The shower itself was great and loads of hot water but I was unable to regulate the temperature of the water. I ended up getting out covered in soap because it was too hot to get back under! Easy to remedy such a basic thing by leaving notes in the room.
Very convenient for Kew Gardens and the tube.
Location was excellent, close to Kew Gardens entrance and Kew tube although we didn't use it. Several close by restaurants, shops, and a cute neighborhood. Beds were comfortable, remodeled bathroom had excellent water pressure. Staff was friendly.
Common areas, reception, up stairs to rooms are lacking maintenance. Chips in woodwork everywhere, (baseboards, window sills, bannisters) and carpets ripped. Water rot outside newly remodeled shower enclosure. Reception couldn't explain how to get to hotel on the tube. This should be a common question to answer and easily listed on their website. No air conditioning, but fan was provided in room and window was open. No screen on window. We paid a premium for this unit.

Very friendly and accommodating staff. The hotel is in a great location- really handy for access to London (and Kew Gardens of course).
It’s very hot in the bedrooms and hard to cool them down. We’ve stayed several times and rooms vary quite a bit but I don’t think that’s reflected in the pricing

Everything.....you need to take this hotel off your website if it is still charging £200 per night without breakfast! This has been the worst hotel I have ever stayed in. I wouldn't put my bare feet on the carpet. Window blind wouldn't stay up. My husband had to attach a coat hanger to attach it to sash window fastening to keep it open. All the walls had plaster coming off. Bathroom seemed clean. I wouldn't get under the sheets in the bed. I slept in my clothes on top of the bed!
Looks lovely and it was only a 6 mins walk away from Kew Gardens which we were visiting. It is also within a 3 mins walk to Kew Garden station
The 2 main issues that we found was that it doesn’t have a lift which can be challenging for persons over 65 as the top floor stairs are narrow and steep which again is challenging especially with baggage. The other issue was that it is virtually under the flight path to Heathrow so don’t expect stay in bed for long as the low planes start coming over about 5.30am

It didn’t have enough ventilation or fans so it was unbearably hot to sleep but it is an old property so I can understand the dilemma in a heatwave!

Location
The fact we were at the top of the hotel in 33degree heat only one small fan and we are in our 70,s had numerous amounts of stairs to climb a better room could have been given .as the room booked was not what was advertised .no fridge for to put cold drinks and no towels we had to go out and buy our own as no staff about to ask .we stayed whilst football was on tv and got told all seats reserved !!! We were staying at the hotel and mentioned we would be eating and drink on the football nite got told kitchen was closed but they continued to serve other tables unacceptable .our room was very basic indeed .bath room so small we had to leave door open to use toilet as our legs would not fit space same wen we had shower we had to come into room .
The food was not gastro pub as advertised. It was very disappointing. Our room was very tired and needed updating.
