Great room size
Pros:

The room size was very generous and had a kitchenette which was great. It also had large windows with roll down blackout shades perfect for sleeping.

Cons:

I was surprised to find out when I got to the hotel that I had to pay extra to park in the hotel parking lot. The location downtown could be quite noisy at times.

Perfect location for Downtown Theater shows
Pros:

We stayed overnight when we came to Eugene for a show at Actors Cabaret of Eugene a few weeks ago. Very convenient to all the downtown theaters (park and walk). Room was clean and spacious and I love how big the kitchenette is (even though we had minimal need this trip) bed was very comfortable. Check in was fast, friendly, and just fine. The only downside was paying to park, but since it was 24 hrs from when we paid on line we took advantage and stayed parked there the next day after check out and when to the farmers market a few blocks down.
Breakfast was okay, typically “free” hotel breakfasts so don’t expect too much. They do have a problem with the flow traffic, but not a big deal. We have to enjoy Home2Suites on road-trips in other areas and we really enjoy the extra living space with the couch. If you’re staying longer there is a great market right across the street called The Kiva Grocery and deli.

Pros:

The room wasn’t clean when we checked in, with the beds hastily done and not nearly enough pillows or covers for a listing of four people as we’d booked. The water was near scalding from all facets, and they claimed there was nothing they could do to help. The front desk was rude, dismissive, and racist saying “he couldn’t understand” when we asked for different accommodations since we can’t use all the amenities. The heater started burning when we turned it on, and the room was musty and stale. So all in all, it in no way met the Hilton standard we were familiar with.

Firstly, I have an autoimmune condition that changed my appearance, so the front desk agent didn't accept my check-in. In my opinion, agent must have been a little more polite. As I was telling her that I have an autoimmune condition that changed my appearance, the agent should have given me options on how to proceed with check-in and suggested to figure out another hotel which was little rude and it was already late at night with my kids and wife waiting outside. The agent was a little rude in stating that I might be using someone's identity or something when i started sharing photos. When it comes to the room, the beds were not so great, and the bathroom door lock was not properly locking. Pillows were very soft. Lastly, and most importantly, we wanted to check out early by 6 AM, but we were delayed because the water was extremely hot, and even with the cold option, the water was so hot that my wife's back and arms got burned. When we called housekeeping, they said that they couldn't fix it at that time. So we had to leave the water running for approximately 30 minutes to cool down.

Not a great neighborhood
Pros:

The hotel itself was average. The carpets were stained, and there were odd smells throughout the property. Our room was missing sheets for the sofa bed, only had three pillows, and we were only given two towels even though the reservation was for three people. The kitchen sink also had not been cleaned properly before we arrived.

The neighborhood is probably one of the least desirable parts of downtown. On our first night, we walked north from the hotel to get dinner and were hassled by someone clearly going through a rough time. Unfortunately, that kind of thing seems difficult to avoid in the area. When we returned later that evening, there was a guy smoking weed in the garage directly in front of the main entrance. It is not somewhere I would feel comfortable leaving valuables in my car.

The hotel itself is on full-time lockdown. You need a key card to access every entrance, including the main doors, at all hours of the day. I’ve stayed at hotels that lock down overnight, but never 24/7. That says a lot about the area.

On a map, the location looks ideal because it is close to downtown and the university area. The lower price compared to nearby hotels probably should have been a warning sign. I would not stay here again, but if you go in with realistic expectations, it is manageable.

The location was very peace and quiet. Of course the room was very organize and clean.

Cons:

The hotel seems to attract a lot of college students due to its location near the campus. Unfortunately, this resulted in significant noise disturbances, which continued well past midnight during our stay.
