Excellent location, lovely apartment. I was concerned when we were in the apartment which was across the courtyard, however I didn’t need to be concerned as it felt very safe and was well lit. The key on my phone worked every time. The apartment was very quiet and I slept on the sofa bed which was very comfortable. I would def recommend this apartment
We stayed at Koos twice in 2 weeks but the experiences could not have been more different. Our first 3 night stay was in a building behind the kitchen across a courtyard. The apartment was dark, poorly equipped for kitchen appliances and services and had no atmosphere. It did not resemble the advertised promotional features at all. The remote keypass on our mobile devices frequently were faulty and the manager would only allow us one keycard to use so we had to travel together all the time. The second 3 night stay was entirely different. We stayed in a beautiful clean, light and airy apartment (like the promotional photos) in the main building above the reception. The rooms and kitchen were beautifully appointed and we had lovely open views. Our key passes worked every time. The neighbourhood is very convenient for all forms of public transport and walking distance to the main Hbf. There is petty crime in this area so keep alert and your belongings safe.
Greeted by very helpful and friendly personnel. Check in is fully digital, which is easy and fast. The room itself was clean, as it should be. Modern and spacious shower. A great location when visiting the city centre. Only big downside is the fact that it’s located near a ridiculous busy street. If you want to have fresh air from outside, bring earplugs or you’ll be woken up numerous times by police cars, fire trucks, etc.
Thermostat did not operate and we were so very hot all night. Also, Expedia miscommunicated a free transport from the airport. It was very much not free.
Third year staying at Koos for Oktoberfest. Great location, walking distance to the city centre and the Theresienwiese.
Staff are friendly and really helpful.

We had two 6bed apartments. Apartments in the main building are lovely. Apartments in the building across the courtyard are very basic!
The app for the key system never worked. Reception had to give us physical key cards.
Modern apartments and central location. They don’t have parking onsite but provide a discount to park in the garage that is a 2 minute walk. The breakfast buffet is decent with a minimalist omelette station (only 3 ingredients!) and you have to make your own waffle and pancake but has a good selection with smoked salmon and other hot and cold options. They have no bottled water (even to buy) which was shocking and then they charge a lot for giving you pitchers of water!

We were in building D, room 78 and the entrance and exit traffic is very easily heard in that room, it is not well insulated at all. Could hear toilet flushes from other rooms as well Hard to sleep with all that noise. Hard to recommend but the location is good

Clean and comfortable rooms. The check in process was smooth and easy. Astrid on reception and all the staff were friendly and helpful. Reasonable pricing and a good distance from the city centre
Cracking hotel. Staff were great and ever so helpful. Breakfast buffet looked great but we didn't try. Room was spacious with good facilities to empower a longer stay. Great location and optional e bike hire for a further trip around the parks and down the river. Would certainly stay here again. Top marks 👌
We were so happy with our stay at the Koos Hotel in Munich. All employees were professional and helped you with anything you needed. The room was so comfortable and clean. Best breakfast I’ve had in a long time.
We did not sleep in the room, it stank very strongly of a HVAC scented perfume, I was getting sick within minutes. When we complained they send a maintenance man up, and he said all the rooms have that scenting so we left, and she would not give us a refund because we didn't pay for a refundable room. So don't stay at this hotel if you have asthma or COPD. The staff were nice about it. Its there policy. The room was so tiny you could barely walk around the bed, and There was only one window that opened to a very busy street.
I didn’t like location
As 4 adults we were given only one room key as the app for keyless didn't work. Having one key when we had multiple things to do not necessarily always together was a huge hassle. The hotel has a restaurant that closes very early so that wasn't convenient for us. In addition, we paid over 316 Euros per night using Expedia while the hotel advertised on the side of their building 160 Euros per night. Book directly with this hotel to avoid the excessive upcharge.
We enjoyed our stay at Koos, albeit brief. We liked the proximity to major sights, restaurants, shopping in Munich and walkability. Very safe area. Our room was booked as a family room for 4 people and it was a bit tight especially with luggage. The room was clean and had all the amenities including a washer, which we ended up not using.
Optional breakfast was outstanding and worth the additional cost. Would recommend

We just checked out of this property and I felt like I needed to write this review because I did look on Trip Advisor before our recent stay and it did not get great reviews, so I wanted to share my experience.
We had a 3 bedroom apartment and it was quite nice. 2 full bathrooms, a small kitchen with a refrigerator (no freezer) and a small washing machine (no dryer). The third bedroom is actually the living room where the bed is actually the couch but it was fine for our youngest kiddo. This is the only reason for the 4 star and not 5 star review for me. I was disappointed that it was misleading to call it a 3 bedroom when it’s really 2.
The weather in Munich was quite cool and mild while we were here so we didn’t really need the air conditioning but I will say the AC did work quite well. I understand there was a heat wave in Munich in June and the AC couldn’t keep up which I totally understand- we didn’t have this problem because the weather was beautiful while we were here.
Lucas at the front desk had an incredible depth of knowledge and recommended all wonderful restaurants and timing to get to the train station.
We also had some small issues with the room but you simply put a ticket in and they take care of it on the same day so no complaints there either.
The location is fantastic! Only a few blocs from Marienplatz, you can be in the center of all the action in a few minute walk and there is an Aldi about 3 blocks away so you can get some breakfast foods and fruit for a few euro, versus doing the relatively expense breakfast at the hotel.
Overall, for the cost and space, I would definitely stay here again and reccomend it. It was a nice property and we had an uneventful stay.
The property was beautiful. The online check in process was nice, but we still had to visit the reception desk to find our room (it was in a different building). Our room was a bit tight for 4 people, but clean and comfortable. The only issue was that there was no air conditioning and when trying to sleep with the windows open, it was incredibly noisy.
