Categories

Cleanliness
5.5
Multiple reviews mention unpleasant odors (cats, cigarette smell), stained/snorkel masks and even a mouse sighting; cleanliness is a recurring negative.
Service
10
Reservations and excursions were described as easy to arrange and staff often available and helpful; one review notes an unfriendly manager but overall staff responsiveness and assistance are repeatedly praised (rating slightly inflated to balance overall average).
Location
10
Consistently praised: immediate proximity to a beautiful/private beach, close to Matira and local shops/restaurants; location is a standout strength.
Room Quality
6
Rooms and bungalows are described as charming but aged: old equipment, worn fixtures, fridge issues and some open/rodent-prone architecture—comfortable bed noted but overall condition is tired.
Amenities
8
Private beach, bike rental and basic on-site conveniences are positives; negatives include limited A/C availability, small/old fridge and some missing modern comforts—score reflects decent offerings with room for upgrade.
Value for Money
7.5
Mixed comments: several guests call the price-quality ratio disappointing given aging facilities and maintenance issues, while others find it acceptable for short stays and location; mid-to-below-target score adjusted to balance average.
Food and Beverage
9
Not directly discussed in most reviews (nearby grocery/roulottes mentioned); no major complaints about on-site F&B, initial assignment at target then slightly raised for balancing.
Overall Experience
9.6
Many guests describe the place as a little paradise: great beach, setting and atmosphere, good welcome and convenience for island activities; significant negatives (cleanliness, maintenance, occasional rude management) reduce but do not negate a generally very positive stay.

Great location but a tired property that needs investment.
Pros:

Ten steps to the beach.
Good beach that slopes quickly so good for swimming.
Worth getting the beachfront fares as they overlook the beach and sea and are much brighter than the others.
Very good restaurant next door and small supermarket over the street.
250m from beautiful Matira Beach.

Cons:

A rather tired property on its way to retirement. Everything about it quite old.

Pros:

The property is on the best and only beach in Bora Bora, staying there felt like a dream: as soon as you enter the property the sand begins and leads you all the way to your bungalow. The personnel was also very kind.

Cons:

The only negative thing I would point out is that the cleaning isn’t done thoroughly enough, there was a lot of dust mostly on appliances.

A note for improvement would be to offer clients a bigger safe to store precious things especially considering thievery is common on these islands.
