The way the staff handled our guest. Once the guest reached the hotel aroung 12 noon. They want to put the guest in the sub standard room. We booked ocean view room but they were offering no view room. They say, we do not know about this, travel agent booed for you and we do not have this room with us. We raised alert, neither Booking.com not the hotel responded to complain. Fortunately being a local company we asked our Vietnamese staff to communicate. Finally they offered ocen view room. Bad experience with booking.com and the hotel.

The rooms had some defects (some wear and tear spots/marks on tiles and floors, dirt on the ventilation filter in the bathroom that fell down on the basin, we also had initial issues with the locking system that required us to switch room twice before we were able to settle in). Hygiene at the breakfast serving station could be improved (no covers for the fruit and bread which at times had quite a few fruit flies flying around them). The amount of trash outside just right next to the hotel that affected the appearance. Sudden need of renovation of the inner ceiling in the lobby during our stay which was impractical. No AC in the lobby.

The room was ether cramped. Bathroom was old and worn out. Facilities could be revamped or cleaner. Not enough PowerPoints in the room.

Important things matter... "boutique" hotel usually means something small and cozy, this is definitely not a boutique. Everything is worn off a bit, it is not a new hotel.
Water pressure was weak on the 6th floor. Staff was somewhat disturbing - they called me inside the room to ask if I wanted it to be cleaned, although I deliberately put the do not disturb sign on the door.
Also they charged for water from the minibar.
The AC blows right in front of the bed, but the fan can be switched off.

Shame the pool was being renovated when we visited.

The hotel is a little older with somewhat spartan-like furniture in the rooms, but it was comfortable enough. Some guests complain about having to walk up the last flight of stairs to get to the breakfast restaurant at roof level (elevator goes to the 8th floor, while the breakfast area is on the 9th), but unless you have mobility issues, it's not a problem.

I woke up with multiple insect bites. I don't know if the bites are from this hotel or the one before. I moved out after one night.
A flight of stairs to get up to reception.
no rooftop space except at breakfast
breakfast room had a step in it (trip hazard)
booking.com said they had cheaper rooms available when I showed up, but they said booking.com was wrong, and put me into a more expensive room.
not soundproof in terms of outside. barking dogs. bar music. construction noise woke me up quite early.
the pool on ground floor was surrounded by concrete walls and did not have good ambiance
no restaurant on site.
