Disappointed with Booking.com for listing such hotels
Pros:

Great location as it is close to Metro Station and sightseeings.

Cons:

If you want comfort, safety, decent service, and good breakfast, Penthouse Hotel is not a good choice as our experience was far below expectations despite its convenient location near the metro and sightseeing spots. We faced inconsistent service with early check in denied unless we paid extra despite prior agreement (GEL100), poor amenities with no complimentary water, and disappointing food that was repetitive and mostly cold.
I must say if you respect yourself enough please don’t go to Penthouse Hotel. I wanted to wash my sticky hands after eating fruit during breakfast and they asked me to go to my room to wash. Even when I was seating during breakfast hour, right at 1100 hr they asked me to simply leave because they wanted to clean the table. Instead they could have simply asked me to move to another table as only I was there in the so call eating room (can’t call it the restaurant). Felt like they were only after making money with no intention of giving good service.
The building would anytime crumble down to ground which made me restless and I was counting hours for checkout. Horrible cracks just below our room, seems like the crack was in the beam which had made the building move slightly which we saw on second day (see pictures attached). Even the adjacent building were already onto the ground (see attached picture and video taken from the balcony of the room). I think Booking.com, Google or any other booking sites should do the inspection before getting such hotels on the website because travellers usually trust these reputed booking platforms. I understand if any action is taken after this comment, 1 or 2 person will loose the job but if action is not taken than many will loose their life. Pretty disappointed with booking.com to have such hotel listed because we been trusting the site and then doing the booking with assurance of better and safe stay.

Большие номера, удобные кровати, очень дружелюбный персонал и замечательная локация для осмотра достоприме, ательностей Старого города.

Cons:

В ванной комнате было довольно прохладно из-за не плотно закрывающегося окна. Для лета это было бы плюсом, сейчас зимой это минус.

Действительно пентхаус! С любого номера и со столовой открывается прекрасный вид на город. Все очень уютно, душевно, встретили нас как родных! А мы в этом отеле уже 3-й раз! Самое лучшее расположение - в центре города, чистота, цена-качество , все на высшем уровне!

Cons:

Недостатков нет! Мы из Украины, живя в этом отеле, испытали истинное грузинское гостеприимство!

Мы здесь второй раз, очень нравится и расположение, и удобства, и приветливый персонал. В номере все есть, чисто, красив

Удобное размещение, в центре, на 4 этаже, с прекрасным видом из окна, терраса со столиком и стульями

Cons:

Именно в нашем номере планировка с небольшими уровнями-ступенями. Иногда спотыкались, но потом привыкли. Пусть учитывают это пожилые и пары с детьми.

Super Frühstück, Top Lage, Freundliches und hilfsbereites Personal :-)
Pros:

Das Frühstück war jeden Tag sehr lecker. Es gab jeden Tag einen anderen leckeren hausgemachten Salat, frisches Obst, sehr guten Joghurt... Das Personal war sehr nett und hilfsbereit, wenn wir Fragen hatten. Top Lage und Aussicht, die Innenstadt war in ein paar Minuten zu Fuß zu erreichen. Unseren Mietwagen konnten wir direkt vor dem Hotel parken. Metro-Station in 5min zu Fuß erreichbar und unten im Hotelgebäude eine kleine Bäckerei und ein Mini-Supermarkt. Außerdem gab es im Zimmer einen großen Kühlschrank.

Cons:

Die Taubenscheiße auf dem Balkon...die Tauben haben uns gar nicht gestört, aber den Dreck könnte man ab zu mal wegmachen. Wir würden trotzdem sofort wieder im Penthouse buchen.

Good location and price
Pros:

Penthouse hotel is really value for money, it is in a great location, walking distance to old town, the cable car that goes up to the Mother of Georgia, and 5 minutes' away from Alvabari metro station. The staff were helpful, my parents fell sick during the trip and they helped to make an appointment with a local doctor and arrange a taxi to send them there. Breakfast range was limited and it would have been nice to have fresh bread but we thought that the French toast and pancakes were good. Water was hot and pressure was good.

Cons:

The facilities are in need of a bit of refurbishment, especially our bathroom. The pipes are really loud after flushing. The shower door opens about 35 degrees wide so we have to shimmy in and out (and we're quite skinny). Our room was across from the breakfast area and there were some tourists who stayed up at night talking in the breakfast room, which was really loud. They were smoking and talking there until about 2am. Maybe the breakfast area should be closed at night.
