Location and cleanliness.
We were in room 301 at the back of the hotel. Every morning at 6.45 am an extractor fan outside presumably for the kitchen came on and we were unable to get back to sleep. Not what you want on a break away.

The lack of parking on site.It wasn't a problem in April as the seafront had plenty of space but could be in the summer.
Good location
It was dirty. The stairs and hallway carpet leading to our room did not give a good first impression it was full of food droppings and in the room (105) carpets were filthy, socks were dirty after walking on it. Doors were chipped and scruffy, walls full of dirty marks. Pillows and bed throw smelled musty and were tatty and stained. The seats in the window were full of stains. Bed felt quite hard. Windows were dirty both inside and out and one looking out towards the sea view was full of condensation which sadly obscured the view. Overall the room felt tired and scruffy. On arrival it smelt slightly musty and windows don’t open wide enough for fresh air. Disappointed with our stay, would not return.

Windows only opened 3 inches screws in wood so couldn't open window.
Paid £171.00 for room no breakfast really not value for money.
I booked this property for my grandparents wedding anniversary. They throughly enjoyed their stay, saying that it was immaculate there, the staff were so helpful and friendly and couldn’t do enough for you. Great location, lovely breakfast in the morning. Definitely want to stay again next time they visit Llandudno.
Also bonus to the stay, there was an ironing board and an iron in the room along with a fan, mini fridge and binoculars if you wanted to look out along the coast. All facilities for tea and coffee in the room and a hair dryer too.
