This was perfect choice for us (mum and 7yr old boy) and aiming to come back again next year
Pros:

Perfect location, whilst in quiet surrounding, hotel is approx 10-15min walk to nearby tube stations (various lines) and about 10min walk to the lively part of Asakusa. There was also fairly large playground nearby (towards Iriya station). The room was actually good size (coming from European standard), double bed, desk and still space on floor for my son to play. Bathroom is tiny though but that was expected as standard. Washing machine and dryer (available to guest) at the hotel was huge plus. Working in travel industry with hotels I can safely say this property is amazing value for money.

Cons:

Breakfast - whilst there were many choices within the buffet It was lucking items of non asian breakfast, only little box with mini-pastries and toast.
Housekeeping - i was made aware the cleaning will take place once during the 8 nights stay, which is absolutely ok but my son had a nosebleed on 2nd which I reported next morning (sunday)the bedding and the curtain did not get change for 3 days (until tue), that was slightly disappointing.
Not much storage in the room, some hangers and technically one shelf, luckily suitcases fitted under the bed and we just managed.

Muy amables, limpio, accesible.
Pros:

Fueron muy amables siempre, todo estaba limpio, cerca del templo senso ji (aprox 10 min caminando). Tiene un espacio para trabajar o comer, no nos tocó probar el desayuno por tema de horarios, pero ofrecen bebidas gratis durante todo el día, lavadora gratis, aunque solo hay 2 y es un poco difícil encontrarla disponible.

Cons:

Las habitaciones eran muy pequeñas, tomando en cuenta que traemos equipaje, apenas puedes pasar de una cama a la otra.

Very clean and well kept. Staff were very polite and helpful. Price was excellent considering there was a big festival that weekend.

Quite a distance from the nearest station but that wasn't a big problem.

Pros:

La habitación muy espaciosa y el inodoro separado de la ducha y una tv enorme. Estaba muy bien situado con una parada de bus en la puerta.

Cons:

El desayuno con ninguna opción sin gluten, viajamos con una persona celiaca y no pudo desayunar y no le hicieron nada para ella tuvo que comprar el desayuno fuera
