Pros:

Sophisticated fashionable interiors. we liked every single corners. The manager was so nice and made us pretty breakfast. awesome hotel.

Pros:

There’s so much to love about this property: the decor is stunning, our room had a private pool, the communal breakfast, the friendliness of our host. A couple of things that were tough for us: this is not a hotel. It’s more of a home that rents out rooms. That means there’s super limited amenties. No room service or laundry. We had to pay the hotel via PayPal which added an additional hundred dollars to our reservation (the alternative was to wire funds which we were not comfortable doing). The last thing was the location. It was off the beaten path, we had a rental car which helped and other guests seemed to do just fine with bikes. Overall, I did not feel like the value was there for what we paid and likely wouldn’t stay here again unless the price dropped significantly.

The perfect Tulum gataway basecamp
Pros:

We had an amaZin stay at 16Tulum, the villa is amazing and is a lush oasis of quiteness and fantastic architecture. Our room (#3) was very spacious and very well setup. Rebecca the villa manager gave us awesome recommendations and took our stay to the next level.

Pros:

16 Tulum is a really unique place and we really enjoyed our time here. It’s relaxing and laid back vibe was perfect. Communication with the villa was very easy and saw to any issues we had with ease. Amenities, cleanliness and accessibility was spot on and close to all the food food places in town. The building is so beautiful and the added bonus of the fire pit on the evening made it very worthwhile. Our only regret was not staying longer :)

Pros:

- property was under construction...and not in ready condition for guests
- Tulum was raining hard when we arrived. At one point, water stopped. Sink, shower, toilet...no water....
- when hair dryer was used, the air conditioning stopped working...turning on and off....and inside the electrical switches, we could see flashes of electric charges....very scary....we almost decided to leave (refund or no refund....it looked very dangerous!)
