The room is very spacious, and the view was beautiful. The hotel allowed our group to use the rooftop terrace, and it was also a stunning view.
The neighborhood around the hotel itself does not offer many services. The hotel staff were friendly but somehow not very professional.
Location is great. Bed was comfortable; room was clean and quiet. Nice large shower. Staff were friendly.
Other than in the bathroom, the lighting in the room was poor. Odd terrace outside room. Parking garage underneath—which costs $25 per night—did not feel secure. Hotel itself is designed with too many hard surfaces; feels rather unwelcoming. You can select Breakfast option for an extra $15 per person per day, but don’t believe that’s what you’ll end up paying. It’s served in the hotel restaurant and you order off their usual menu. And add tax and tip. So the $15 is “applied” to your breakfast cost; it does not cover it. Young woman server was great, though.
The location is unmatched. The bar area and dining room are great. The staff at the front desk were great.
We've stayed there three times now, and these two-three things were consistent: It is a bit expensive. I understand that the location is at a premium, and that is something you can legitimately charge more for. However, it will most likely keep us from making it our "go to" place in Lawrence in the years to come. Another comment would be that each time, the room smelled odd. The time before last we actually had to move to another room. This last time it was bad as well, but we just got over it. Another comment about the room is more subjective: We've stayed at many hotels for both business, pleasure and school reasons. I'll keep this comment to the category of "school" hotels. We have a daughter that goes to IU and we've stayed at other "university" hotels when we were looking at schools for our two kids. As a result, we've stayed at the Graduate at different schools and at University Hotels like the Biddle in Bloomington. Compared to those Hotels, which also charge a premium - in addition to also having great locations, they offer an ambiance that feels curated and personal. When it comes to the rooms, the Oread feels a little as though it's a brand new hotel that hasn't gotten around to the atmosphere yet. Sparse and impersonal. It sounds like a picky reason to judge a hotel, but when you charge a premium, the experience is key.
Location
I reached out to Booking about us having to move hotel rooms due to no A/C. Since we were downgraded to a smaller room, the price was less, yet I never was reimbursed.
This is my favorite place to stay in Lawrence! The Oread never disappoints when it comes to cleanliness. Rooms are all a little different, modern and comfy. The walk-in showers are a plus as well. It’s a little more pricey than the other Hilton brands in town but I feel like it’s worth it. Plus, there’s a parking garage (for a fee) and I appreciate the friendly staff. We always use the digital key, but when we’ve needed help with anything else, they always assist with a smile.
Love the location.
It’s disappointing that there is a charge to park on site.
We stayed here because it looked upscale and was very close to our orientation on campus. My husband found drops of blood on our sheet and bedspread. Couldn’t tell if they were old stains or the bed was not changed and just remade. Staff brought up fresh linen but not all the new pieces we needed. My husband complained and we got a partial refund for our two nights. That and the rest of the front desk and wait staff at the restaurant and bar were very nice. Our room had a hole in the drywall with brackets where art should be. The rooftop Nest is a nice place to relax and get fresh air. My kids used the convenience station in the lobby that had bagel bites but the microwave sparked without heating anything. Our stay was a mixed bag.
Loved the atmosphere and location. The view of the stadium from my room was remarkable. Absolutely loved the food in the restaurant! Will be back.
I have stayed at the Oread two times because my daughter will be attending KU. It is just steps away from the campus. The staff goes above and beyond and the rooms are clean. Unique building with a history. Highly recommend. During my last stay it was unusually hot out and the guest rooms were nice and cool.
liked the shutters. very thick and dark
$25 "overnight parking charge" added to my bill. I had no car. had to call hotel to reverse charge.
Love this hotel! Chloe was a great host for the wedding event and shared how to make our stay even better.
Don't miss the great views in the nest on the ninth!
View
It’s a new building made to look like an old building. Has an extremely weird smell. Nice, competent staff, but otherwise
Great customer service at the front desk. Clean & beautiful curb appeal & lobby. Very clean room & nice parking garage for parking. Great view. Cozy bed!
Interesting architecture, cool location, but not worth the price. (My room rate was admittedly inflated because I stayed there during FIFA. It was a splurge and I was disappointed.) The building initially wows you, and the limestone is cool, but there are problems. The hallways had a smell. My room had a smell. It feels kind of dank like being in an old castle. The stairway to the rooftop bar smelled like B.O. and the elevator was broken, so that bar was closed and the view space was not ADA compliant. The desk clerk immediately shared negative info. about the history of the property when I checked in, which kind of set the tone for my visit. The bar was slow and understaffed and on Sunday they didn’t serve brunch and stopped breakfast too early. It felt like the entire place was run by KU students, which wouldn’t be a bad thing if the service was better. The room amenities were nice, but I had a couple of outlets that didn’t work and one lamp that wouldn’t turn on and a lighted mirror that wouldn’t light. The location is cool, but KU alumna, I felt kind of disappointed that you can see the hotel from just about everywhere on campus, which kind of detracts from Campanile being the star of the skyline. Overall, I just wasn’t wowed and for what I paid, I definitely should have been and I don’t think I’d stay there again.
Very nice hotel, great restaurant, very nice and large rooms.
Bâtiment très cossu et agréable, les étudiants qui y travaillent sont très gentil comme le personnel très discret. un endroit calé à proximité de l’université et du centre ville 5 min en voiture
