The staff was super friendly
The photo of the room I booked was different.
Hotel/Room was very nice, clean and convenient. However, we were in the room for a limited amount of time and could not use the room/hotel to its full potential.
The food was amazing in the restaurant! in the room, they provided an espresso machine, which was really nice
There was a lot of dust on the dresser and the comforter was too thin. The water pressure was not good at all in the shower

*both times I've been there the windows were filthy. There are great views but sad that the windows didn't let you enjoy them.
The food at the bar wasn't that great, under seasoned and over cooked. For the price I would go elsewhere to eat.

The Oread was a gorgeous hotel! The staff was very nice and helpful. We were able to bring and stay with our three year old dog. The breakfast was delicious!
Always clean and location perfect when traveling.
Great location to KU, easy check in, nice bar and restaurant area...room was spacious and clean. TV was huge and easy to use. Great in room coffee maker and comfy queen bed.
Room was stark and could use more lighting especially in the shower and around the queen beds.
We abandoned our room and went elsewhere. The lobby and halls stank, and one check-in credit card reader went nuts buzzing continuously so I had to use the other reader. Two of three elevators were not working, and our King Condo's icemaker was broken. The guest ice machines are on floors 2 and 4 but the only working elevator had no buttons for those floors. I went to the lobby, and the friendly receptionist went into the kitchen to get ice. Then, because the working elevator could not be called from the guest side in the lobby, she went into the kitchen to call it from that side. Our King Condo cost $1,100 for two nights and had a great view, but there was zero cookware to use the stove or oven in it just a couple of plates, mugs, and glasses and a bevy of empty cabinets, and the living area rug was stained and worn. It had a shower but no tub, and thus it did not match any of the online room descriptions. The usual floorplan and emergency instructions were not on the inside of the room door. While the receptionist and a worker were friendly and could not be faulted, the place was a dysfunctional and extremely overpriced ripoff.
Jess was really great! He came on the late and helped out. The other two were uncaring …
We did this reservation through the Hilton website! (Not a third party site) Room 202 last Friday night. The AC didn’t work. The Oread AC expert for the evening said we couldn’t manage the Air conditioning from inside them room and he would go downstairs and fix from his computer. I told the blond long haired girl that we were going to run some errands. If it didn’t work, we would need to move. My husband said it kicked on briefly with warm air, which then brought in a sewer smell. It was so disappointing and the smell was disgustingly bad. I’m am sure they probably knew about it before we checked. At close to midnight we moved out. We were staying 2 nights. Other people came after us and checked in. Jess came on the late shift. Of course by that time, it was sold out. I imagine there was a stand by room for these kind of occurrences or some one special …
Jess called around. We did get a room at the Hampton Inn. But Jess thought we would have a comp from the oread due to the complications …for 2 nights. Nobody called or seemingly cared. I am positive Jess left a note. He is 5Stars in my book but not “The Oread”.
Do not respond unless you plan making it right. Don’t apologize…Actions speak louder than words. Moving out was a real when initially we were lead to believe it could be fixed. We loved that hotel and maybe stayed there 3-4x prior. We are a gold member, like that matters.
Don’t stay in this hotel unless they make it right!

The smell in the lobby. Smelled like farts
Good location close to campus. Despite the poor condition of the room, it was clean
We reserved a room on the fifth floor with a view overlooking the stadium. When we arrived, we found out the hotel had switched us to a second floor room with no view aside from a trash strewn outdoor bar area. Room was extremely loud with music booming through the walls. The room was also in poor repair. The door was splintered where the security latch would normally be, and the security latch was missing. The lights next to the bed did not function — one barely lit at all, and the other buzzed and blinked like a strobe light. There was mold growing on the ceiling over the shower. Given the noise and the poor condition of the room, we called the front desk to ask if there was any possibility of moving rooms. The front desk was very rude and stated no rooms were available, despite both the booking.com app and the Hilton app showing there were seven rooms still available to book for the night at the hotel. They also refused to allow us to cancel our reservation, despite the change in rooms and the poor condition of the room we were given. This is the first time we have ever complained about a hotel stay, but this really was a disappointing experience.
