The bedroom was a good size but needed redecoration, as did the bathroom. Only 3 old cloth hangers in the wardrobe. Breakfast was average for a European. We booked for 7 days but checked out after one night to try to find a better hotel. This hotel has potential, but the rooms need improvement.

Noisy for the restaurant near by the hotel

The Property is aging. It needs investment.

This is an older property. There are maintenance issues needing addressing; water leaking from shower, frayed Towels, ripped Sheets. All are easily addressed.
The Staff are friendly & efficient. The Rate is very reasonable.
I’m happy to stay again.

The 9 storey Lanna style hotel has been operating for over 30 years. It is located in the center of Phrae city with only 1 km walk to Pratoo Chai night market. Though our room might look old, it was clean and everything functioned properly. Breakfast was in à la carte. We chose American breakfast and fried rice with pork. They were delicious. I think 700 baht/night including breakfast is worth spending. Recommend.

Check in was confused. Room was adequate but for the price overall it was a fair enough deal.

The spacious room I got was very bare, while there was a kettle, there were no coffee mugs. Staff at check-in were friendly, not so much at check-out. Could not regulate aircon as batteries went flat during the night on the remote. Lots of parking available, nice view from the room.

This is a typical budget hotel the likes of which can be found all over Thailand. The room was comfortable enough, but it wasn't particularly clean and had a lot of wear and tear. Normally I would have given this hotel three out of five on the TA scale but at a walk-in rate of 800 THB, I think it's overpriced. It should be noted that breakfast is included, but I didn't try it.

The other issue:

My room faced the parking lot and at 01:40 AM there was a big commotion in the parking lot caused by drunk locals spilling out of the Hotel'sbar/restaurant/nightclub.

I wouldn't stay here again.

The room isn't as clean as I expect but I can't complaint for that price. Staffs were very friendly. However, noise from AC was really loud which woke us up several times during the night. I would only stay there again if they fix the AC.

I went to this hotel with no expectations. It was one of the cleanest hotels we have stayed in, in Thailand. The girl who worked at the front desk spoke very good English for Thailand. The internet was pretty fast for hotels, but was insecure. I will come back to this hotel.

OK for backpackers if they like a dirty place.

The Thai wife and I stayed here for a night recently. She needed a medical procedure that got delayed a day so we needed somewhere to stay. Did our usual and looked at TA for selection and decided this hotel looked okay. Drove to it and sent the wife in to ask for and secure a room. We paid 1,200 baht for a room on the 8th floor which the website said had been renovated.

There is plenty of parking on the hotel grounds and we were soon upstairs. Wife went out and collected some food and drinks for a nearby convenience store. The room had indeed been renovated and everything was clean and working in it. However later I did find the bathroom door was sticking and the shower did not drain quickly. The worst aspect of the room was that the wifi was unusable unless you were standing next to the room entrance door. The tea/coffee making facilities were good. Only Thai language television stations.

I decided to use the massage service in the hotel foyer and was pleasantly surprised and relaxed by the head and shoulders, then foot massages. Was given a nice soap amenity.

The bed was comfortable and we slept well. Our room had a good view to the south east and we got a nice sunrise against the distant mountains. The hotel feels secure.

Our room rate included breakfast. It was pretty standard fare including bread/toast, fried rice, fried eggs, fruit, congee and pastries (I think). Tea, coffee and orange juice also available.

There is a coffee shop off the foyer and a restaurant as well. There is a limited room service menu.

This is a reasonable hotel and I think probably best suited to Thais but quite acceptable for a short stay by others.
