Spacious, great amenities in room and good location for exploring on foot.
Pros:

Has a Kyoto feel i.e. not so modern you feel detached from character of city, yet still clean and functional with microwave and washing machine which was really handy as we were travelling light. Room was very spacious and felt like a palace after small Tokyo hotel rooms. We didn't do breakfast, though there is coffee available as there are plenty of places nearby to try. The location is superb, very close to Sanjo station which is good way to get to Fushima Inari shrine nice and early. All the main other attractions are walkable from here, especially the Gion district.

Nice hotel but strange layout
Pros:

The location was great, just a short walk from Ginza and a minute's walk from the nearest station. The staff were very polite and helpful. The room was spotlessly clean and it was very useful to have my own washing machine.

Cons:

I didn't really like the way the room was laid out. There were two beds, and I slept in the one nearest the desk so that I could easily reach for things I need during the night e.g. my glasses, water bottle etc. All the light switches were on the wall next to the other bed which made them quite hard to get to. It's always much easier if the light switches are at the head of the bed.

Also, there was a stool in my shower, which was a bit strange. I don't imagine this would be needed for anyone except the very elderly or people with disabilities. And there was a basin above the back of the toilet with a tap that starts running as soon as you flush, which is a great idea, but there was no soap dispenser or any ledge to put it on! So I had to get the soap from the shower room and keep it in the basin, which wasn't very convenient.

The bed was comfortable and my room was nice and quiet, so on the whole I was happy.

Pros:

Good location, looks modern, full kitchen, toilet seperate from bathroom.

Cons:

Door to the bathroom opens only 40cm wide. Even for slim people difficult to get through the door. A/C can only be set between 20 and 22 degree. Bed right in the airflow of the A/C. The biggest problem is the A/C activates itself even if turned of off every like 20 minutes.

Fantastic "traditional" serviced accommodation at the heart of Kyoto.
Pros:

I really enjoyed our stay at this serviced accomodation. Immediately as you enter you felt the "traditional" Kyoto vibe, which is something we did not know we were going to necessarily get which was a welcome addition. It was very spacious for two people and could have accomodated three. I really enjoyed the special touch of getting a Yukata replaced every evening which makes for a relaxing evening after taking a bath - especially after walking 25k+ steps everyday. The staff were friendly and prompt, anticipating our needs such as advice on local areas as well as Takkyubin (宅急便) services to our next hotel.

Cons:

Honestly, nothing. The price was also fantastic as we booked 2 months ahead of our stay.
