Pros:

Sehr ruhig .Da wir einen Ausflug hatten bekommen wir ein sehr sehr gut befülltes Lunchpaket mit.auch ein Kuvert mit einer Summe für das gebuchte Frühstück. Wäre neiner Meinung nicht nötig...zeigt aber das Verhalten des Inhabers.sehr nett .Eben Familienbetrieb.Betten sind hervorragend.

Cons:

Leider keinen Safe .Sonst nichts.

Good location, but not a Boutique Hotel Experience
Pros:

The location suited our needs well, as we specifically wanted to stay in the Morningside area. The hotel provided a convenient base for our visit.

Cons:

In my view, the property operates more as a bar with accommodation than as a traditional boutique hotel, which may not suit travellers looking for a more hotel-focused experience. Reception services are handled through the bar area, and assistance is generally obtained from bar staff rather than a dedicated reception desk.
The accommodation is spread across two adjacent properties. Rooms in the separate building may offer a different experience from those located above the bar, so it may be worth enquiring about room location when booking.
My room did not have air conditioning, which meant opening the windows for ventilation. As the property is located on a busy road and has an active bar, noise from traffic and patrons was noticeable, particularly in the evenings. Housekeeping standards during my stay were also way below what I would normally expect.

Would definitely stay again
Pros:

Room was stunning, facilities were very good. Breakfast and evening meal next door were exceptional

Cons:

Had to travel quite far by bus to get to the hotel from the city centre

Cons:

The t v turned on randomly throughout the night , making it impossible to go to sleep. When I told the management about this, they said they knew and then walked away. For Them to know they have a problem like this and not fix it is inexcusable. The mattress on the bed is from the 60s, is lumpy and sags, 3 to 4 inches. When you lay on it extremely uncomfortable. Desperately needs to be replaced. With the combination of these 2 things, it's impossible to get any rest or sleep.

Everything!..but...not breakfast

Cons:

The breakfast was not even near the standard one might reasonably expect from a boutique. The endeavour seems to be to get passing trade but you have let the side down for staying guests. A great shame as it is the last thing one sees!

An absolute perfect gem for our edinborough stay!
Pros:

We loved that is was a boutique hotel with beautifully appointed and large rooms. Conveniently located on the ‘fringe’ of downtown core, but easily accessible by uber .
Wonderful coffee shops and small shops of In retest close by. The hidden gem was CannyManns pub attached to the property. It’s been in the family for generations and where breakfast was served . Staff and Service was wonderful and the food was delicious and plentiful. Don’t hesitate to book - this was such a find!!

Cons:

Nothing - we loved it!! A small fridge in the room would have helped to keep water and drinks cold.

Great place. Beautiful rooms with plenty of space. Great location with handy bus stops to the city. Highly recommend.
Pros:

Our room was beautiful and so spacious. Loved the bathroom with the huge bathtub. Great location, very close to bus stops which made it easy to get around. We enjoyed our meal in The Canny Man - staff were great as well.

Lovely room in a nice neighborhood 30 minutes walking distance from central Edinburgh
Pros:

The room was beautiful and so was the bathroom. The staff were fantastic. They were flexible with my check in snd checkbout times. Breakfast was fabulous. The best thing about the Lane is the staff.

Cons:

It’s quite expensive for what the hotel offers. There are no amenities such as shower cap, cotton wool or qtips. The bedding is ok but not excellent.

Pros:

I really liked the location. It's in a great area. It's not in the city centre, but that was never the point.
The accommodation is part of the Canny Man's pub/restaurant, and the pub itself is simply amazing. It's one of the most unique and characterful pubs I've ever been to. I absolutely love it. 🍻

Cons:

Unfortunately, the bed is a disaster. The mattress has a deeper dip in it than the Mariana Trench...

Despite what the description says, the heating is extremely complicated and inconvenient to operate.

As for cleanliness, even with the best intentions, I could only describe it as average.
