Pros:

Excellent value for money. The staff is very kind and extremely helpful. Food is abundant and good, both for breakfast and dinner. The owner made sure to call the restaurants where we would have lunch to find out their menu and to prepare different dishes in the evening. Great for school trips.

Worst Hotel I Ever Stayed At

To make one thing clear from the get-go: This is a hotel in a low-price destination region and it tries to compete by being even lower price. So my expectations weren't very high. Nevertheless, this experience was just plain horrible. This is in the "I don't mind if it is crappy as long as it is clean" category, except, it isn't clean.

But first things first: The hotel is in a decent part of Grado, although a bit of a hike away from the awesome old town. Our room was supposed to have ocean view. However, we had no view of any kind, and certainly not the ocean. You couldn't even have ocean view from this dump. The best you could possibly get is the lagoon, but that is also the side that has the road. So you could have a view of the lagoon (which is OK) and also a view of a gas station, and a lot of road noise.

Talking about noise: The walls in this place must be paper-thin. You can hear absolutely everything, including a really loud family upstairs, which somehow seems to have been part of the hotel (although how is not clear). This made this hotel by far the loudest I have ever been in. Strangely, this same family showed up for breakfast with the children naked. Hu?!? I get that little children may be seen naked at the beach, but at the breakfast buffet?!? Well, the staff didn't seem to mind. They also didn't care that they were screaming all night.

The best I can say about the hotel is that the staff was nice. Although they couldn't do much about anything, so that didn't help. Also, the fact that the guy at the front desk wore the same shirt every day I was there was strange, to say the least.

Now about the room. Where do I even start?!? The whole hotel would have been outdated 30 years ago. Old, disgusting carpets and curtains. The beds were really not beds but just mattresses on a cheap frame. They have clearly not been replaced in decades and were completely worn out and disgusting. My room had a third bed/mattress in the corner. The whole setup would have been too crappy for a youth hostel, even if it wasn't disgusting. I slept in my cloths every day since things clearly weren't clean.

The bathroom was a disaster. Mine had a bath-tub that served as a shower. (My co-travelers had an actual shower that was perhaps 50x50cm in size). THERE WAS NO WARM WATER. And the amount of water flowing was more of a drop. You couldn't really wash your hair there, it was so bad. Oh, and the water would not drain. I mean... c'mon?!? How this place has even an Italian 3-star rating is beyond me!

The furniture is horrible. I had no furniture on the balcony. There was a TV (with only Italian stations, but OK) on an odd table sort of thing. It was plugged in on the opposite wall with an extension cord that was too short (so it was hanging in mid air). There was a disgusting old fridge. There also was an AC unit, which worked passably at first. Then, the power went out one night for a few hours, after which it wouldn't come on anymore. Turns out they had to activate it from the front desk, but since there is nobody there at night, that had to wait till the next day. Awesome. But I guess it goes well with the lamps hanging from the ceiling on just a wire without a lamp shade and the outlets that do not work. And don't even hope to get Internet in the rooms (although downstairs it works, but at snail's pace).

As mentioned before, the place is not remotely close to clean. We even did a little experiment as we accidentally got some crumbs on the floor. We left them to see if they were ever cleaned up. At first they weren't. Then we found them shoved under a night-stand. Classy! One of the rooms had female hygiene products laying around in the bathroom. I will spare you further details.

Breakfast is a buffet. Most pretty bad, although they had some croissants and cake that were OK. When they had some. It just seemed to run out of items that wouldn't get replaced, or at least not for a long time. We passed on it after day 1.

And a word about the location: With kids, it is a hike to the old town (which you should check out, because it is very cool). For adults, no big deal. The beach is only 5 minutes away. However, be aware that you have to buy day-passed for this beach, just to get in. By the time you have an umbrella and a chair, I paid 44 Euros a day for 3 adults and a child. And it isn't exactly an awesome beach. So while this isn't the hotel's fault, I feel it should be made clearer that this is the setup. Free beaches are a long way off.

All in all, this was one of the worst hotel experiences I ever had. I feel bad for families who make this their once-a-year vacation. I understand that they are aiming for the lowest-price tourist, but even when you are on a very tight budget, this is not the place for you. The whole place is not viable. They would have to do a total overhaul and renovate it entirely before it becomes viable. Which I would think unlikely to happen.

Il bagno non aveva l'asciugacapelli e l'impianto di aria condizionata era molto rumoroso.
L'ascensore era rumoroso e si fermava con un salto.

Es beginnt bei der Rezeption.
Keine Parkplätze obwohl angegeben, nur auf Vorreservierung! Junge Leute werden grundsätzlich nicht ernst genommen.

Zur Ausstattung: Keine Klimaanlage wie angegeben, zustand der Zimmer war akzeptabel aber mehr nicht. Das ganze Gebäude ist massiv in die Jahre gekommen.
Das einzige was wirklich excellent war, war der Kaffee, selten einen so guten Kaffee bei einem Frühstücksbuffet gehabt.

Beim Auschecken gute 30 Minuten gewartet wegen einem Telefonat. Habe geglaubt er braucht noch eine Unterschrift etc., dabei gab er uns bloss unsere Reisepässe zurück.
Schlechter Service.

Aus meiner Sicht nicht empfehlenswert, gleicht mehr einer Jugendherberge.

Low cost, lowe grado , hotel only for sleeping
Pros:

Grado is so beautiful place. This hotel is good for sleeping, furniture is older, beakfast not bad. Its not exlusive but for short standing is for young people good.
Parking 15e for one day (but you are happy that is some place for parking on Grado), wifi only on reception.
Live long and prosper

L'albergo con mobilio e serramenti vissuti che si chiudono male. La porta finestra della camera era un po imbarcata in basso e non si chiudeva bene lasciando passare il rumore della strada.
Il condizionamento era insufficiente e ho dovuto aprire la finestra di notte. Quando sono arrivato la luce del bagno, la tv e il frigo bar non funzionavano. Hanno tolto la lampada dello specchio per farla andare e messo una presa multipla per il tv e frigo. Avevo incluso la mezza pensione, peccato che per quella si sono appoggiati a una pizzeria a 3 isolati di distanza dove abbiamo aspettato piu' di mezz'ora per essere serviti. Il parcheggio era improponibile (15€ al giorno) a meno di avere una Panda o auto simile. Per entrare o uscire bisognava avere l'aiuto di una persona per evitare di ammaccare la propria e le altre auto parcheggiate. Buona invece la pulizia degli asciugamani e lenzuola. Buona la colazione. Forse per il costo pagato non ci si poteva aspettare di piu'.

Hotel parecchio datato (mobilio migliorabile! da sostituire la moquette col pavimento!) ma nonostante ciò molto pulito, con un fornitissimo set da bagno (spazzolino, dentifricio, set da cucito e molto atro!) e una buona colazione. Abbiamo apprezzato molto la vista della sala da colazione/pranzo sulla laguna di Grado, mentre non abbiamo gradito la puntualizzazione del servizio notturno non garantito (rientro consigliato non oltre la mezzanotte!).

The hotel Does not have to much space for the parking lot it has only one parking place for Thirty Eight rooms ... Unless you don't want to access to your car you should park outside, I came with a lot of windsurfing equipment And no one care about it . On the street you can park but the machine for parking do not work I had to walk to find a parking that worked ... After Arrived there were not Towels in the room and I dry myself with toilet paper .The toaster Did not work at the moment of the breakfast .. For me this was a bad experience and I wont book with this hotel again.

Pros:

Hotel Friuli is located at the main traffic road facing the Laguna of Grado. It is quite old and rooms should be renovated. Breakfast was ok for Italian customs. The hotel is a 10 minute walk to the beach.
