Pros:

Comfortable beds and big, clean rooms.

Close to some things in Sa Pa, like the markets but a 15 minute walk to places like Sun Plaza (which isn't that bad, really).

Cons:

There are lots of steps but some can be avoided by a funicular which runs part way up.

Top floor rooms have amazing view to the town

Cons:

The top rooms do not have adequate heat during winter. The balcony door is just a single piece of glass with a lot of gaps between the glass and the floor

Pros:

Nice big room. Big selection for breakfast

Cons:

It is advertised as room with views and, although we could see the top of the mountains, we had a room on the 3rd floor and had the restaurant roof in front of our shared terrace/balcony. From higher rooms the view was lovely.

Very nice, friendly and helpful staff.
They welcome you with yummy cinnamon tea every time you go to reception.
The rooms are clean ans comfy. The hotel has a lovely character and you can see the bright lakeside city view from hotel balcony.

The breakfast was nice too. We were always full and content after breakfast. They make fresh eggs on order and had vegetarian options too ( veg pho, fried rice, pancake, fruits, cakes, steamed veggies etc).

Overall we loved our stay!!

Cons:

There was no iron in the room but it could be requested from reception.

Place for a quiet stay in Sapa
Pros:

The reception waited up for my very late arrival at 3am. They extended my check-out time to 12.30pm when I requested.
The location is good, just a short walk to Sapa Lake and Sapa Market. It's a little outside the main hub of activity in Sapa.

Cons:

There is an open common walkway that my room windows and door face. My room was also immediately opposite the restaurant. I felt there wasn't much privacy even when the curtains are drawn. The bright light from the walkway at night also could not be completely blocked out by the curtains.
There's structures and construction all round the hotel, so even on the highest floor, the view is somewhat blocked. Don't go expecting a great view.

Room size was very small. There was barely any place to keep luggage. Cleanliness was a big issue. There were stains on towels and they were stinking. We didn't feel like using them.
