Minor works to complete the Exeter flood defense scheme will continue outside the property during the autumn/winter of 2019 and 2020 which can involve contractors working in close proximity to the garden/river elevation of the building. The property anticipate there only being a minor impact on the view from the room. Works usually only take place Monday – Friday between the hours of 8:00 and 18:00.
Please note that Headweir Mill House does not have air conditioning as it is a listed building in a conservation area.

We have stayed here many times over the last 10 years. It is a great location on the river and close to the centre.
The room we were given was what used to be called the atic room . They have now grouped it in their "Signature view double" room category . The pictures in the category do not show that you might get put in this Atic room with a small window . It is also listed as a Standard Family room for 3 people .
This is very misrepresentative .the window in the atic room is small and high up all you can see is the sky and top of the trees . The walk in shower means you have to walk through a wet floor to use the toilet or sink.
When I complained that it wasn't the room I booked I was told it was a signature view room and they were fully booked so they couldn't move me to a room with a normal window.
Beware when you book.

Despite notifying them of my dietry needs the lack of any gluten free cereal or pastries on continental breakfast or sausages for full English. They did give extra egg and bacon though.

There was a large opening window in our room with a beautiful view over the river Exe and the weir. There were lovely eating areas right down to the river where we saw a cormorant and a herring gull.
The steep stairs and absence of lifts (it is a listed building and so they were not allowed to install lifts).
The room was lovely. So tastefully furnished and comfortable. The staff were very friendly and welcoming. The breakfast was also great, freshly cooked and delicious.
