Minor works to complete the Exeter flood defense scheme will continue outside the property during the autumn/winter of 2019 and 2020 which can involve contractors working in close proximity to the garden/river elevation of the building. The property anticipate there only being a minor impact on the view from the room. Works usually only take place Monday – Friday between the hours of 8:00 and 18:00.
Please note that Headweir Mill House does not have air conditioning as it is a listed building in a conservation area.

Lovely rooms. Very comfortable bed. Good location. It was my birthday whilst we were there and the housekeeping staff very kindly left a card and a happy birthday banner in our room which was a lovely surprise

Great location overlooking the river. Short walk to town centre. Private parking a bonus. Very good breakfast.
Location is great, unfortunately our 'river view' was limited as we had a small window being in a room located at the top of the building, in the eaves. Breakfast was very nice, although the cold buffet selection was limited when we arrived at the later end of service. Would stay again as loved being close to the river & the pub was busy and food was good.
Unfortunately our en-suite shower was faulty so when we arrived into the room, there was a bucket in place to capture the dripping water and a slight damp smell.
Clean room, but very cold on arrival at 4pm as the heating came on later. The complimentary beer was welcome.

It was an extremely windy wintry wet night and window needs attention as it can rattle when big Lorry’s go past
The staff were friendly and welcoming and the room was very smart and comfortable. The location by the river was lovely although it was either too dark or too misty for me to fully appreciate it during my short stay. The breakfast was also extremely good.
I was slightly wrong-footed by the walk-in shower where a) the shower head was next to the shower cubicle entrance opening and b) there was a doorstop by the cubicle opening on which I stubbed my toe. Also I hadn't realised that the towelling bathmat had been placed inside the shower cubicle so it had a soaking before I spotted it.
Breakfast was brilliant, lots of choice.
The milk in our mini bar in our room for teas/coffees etc had gone off, however a quick word with a lovely staff member and we had fresh milk given to us without any problem!
Staff were very helpful and friendly, bedroom was extremely comfortable and spacious, no problem with parking. Great location overlooking the River.
Food was a bit hit and miss. Avocado smash was bland and the toast was overcooked and dish felt underwhelming. Full English was good but again toast and bacon overcooked. Coffee and Tea were excellent. Friday night food was tasty but thought the menu was a bit limited especially the starters.
A nice riverside location.
A spotlessly clean, comfortable and peaceful room with a nice view from the large windows and with two armchairs to relax in.
