Old, expensive hotel, good location if you are interested in taking express train to Narita airport.
Pros:

The location was vey good, especially since we wanted to take the train to Narita Airport by the Ueno Station. There were many restaurants, the market had a fun atmosphere, and the train station was very close.

Cons:

The hotel was very old and needs maintenance. The rooms very dark, smelled bad and the furniture was old and damaged. The price was very high for the quality of the hotel. I was definitely expecting much more.

I booked the main hotel and we were sent across the road to the other one. The lobby area smelled bad and the lift constantly smelled like smoke.

Spa in lobby is so good! relaxing after a long day or even after a long night is an unmatched experience. free coffee, smoking room, and vending machines i utilize every day! I have to come here 2x a year

Location is great and very central., the room itself is very clean. The check-in and out was smooth.

Cons:

We didn't realise until arrival the site is split across different buildings so if you want to access the other building with the hotel bath you have to walk out and across the street. (We had a room with a double bed and bunk bed). Could hear people in other room moving up and down their bunk bed during the night so perhaps the walls are a bit thin if you are a light sleeper. Also foyer down the bottom of our building was not that fragrant.

Would recommend and stay again
Pros:

Extremely central location, right in the thick of the action, every thing you could possibly need just a short walk away. Onsen was fun, but it's not private so it does get busy at peak times. staff were helpful when needed. Mattress was excellent, the best out of my entire trip. Blockout curtains were extremely effective. Excellent sound deadening considering the noise levels on the streets below.

Cons:

Room was small as expected, side table and chair seemed to take up space unnecessarily without much functionality. I felt the bed should have been spun 90 degrees to be in the optimal position and have a small space to walk up the side. Had to climb over my partner to get to the toilet. Would be awesome if they added some solid shelving on the walls somewhere in the room to possibly put your suitcases or other bits and pieces.
