Adequate (but just barely)
Pros:

I've stayed in a lot of Holiday Inn Express Hotels, and this hotel is fine but just barely. It feels like someone has consciously figured out the absolute minimum they have to do to be a Holiday Inn Express and that's how they run this hotel. When we arrived at 8pm we seemed to inconvenience the front desk person who was sitting in the lobby speaking with a friend. The breakfast is minimalist and tight on space. The rooms feel minimally clean. The towels and sheets are rough. Again, it's perfectly fine for a place to stay but quite disappointing by the usual standards of an IHG hotel.

Disappointing
Pros:

Location to the softball fields

Cons:

Staff were not very helpful, absolutely no food available in am, all empty and takes 15 mins per tray they said. Hot tub filled with screaming boys baseball team entire time and hotel-lobby-pool filled with 2 softball teams. No access to anything. Asked for pillows and blankets told they were busy and maybe 10pm after 2nd call
