Ok, but needs improvement.
Pros:

The location is great, next to the metro station + direct bus to Shibuya.
The room size is ok.
Rooftop onsen and sauna is a great idea, but it have to be kept clean.

Cons:

As written in many reviews, I can confirm that there is a problem with A/C smelling bad.
I've asked for another room, but it was just slightly better. You can simply see that the A/C unit was not cleaned for a very long time.
The hotel management should invest more into the A/C deep cleaning, not just filters sweep.
Hot tubs in the onses need to be cleaned properly as well, now you can see the dirt along the water line...which ruins the overal pleasant experience.

Pros:

The location is very convenient. The hotel is clean, offers a beautiful view, and is close to Roppongi Station, with many restaurants, bookstores, and shopping areas nearby.

The staff were friendly, helpful, and very supportive throughout our stay. There is also a currency exchange machine inside the hotel, which was very convenient. The hotel was happy to store our luggage both before check-in and after check-out.

I am very satisfied with my choice and had a pleasant stay at this hotel.
