Great location, comfy room and delicious breakfast.
Pros:

Room was comfortable with a window that opened partway to allow fresh air in on beautiful weather days. Breakfast varied with a wide variety of delicious food items. Location was great - about a 5 minute walk to the train station and easy access to the neighborhood and the "downtown" area. Plenty of restaurants and shopping nearby, too.

Cons:

Only thing I'd add would be an in-room coffee option.

Great staff but dated rooms
Pros:

The staff were exceptionally helpful and accomodating - cannot fault them at all.
The location is good for getting around Tokyo and to Haneda - though note it’s up-hill from the station.

Cons:

The rooms, particularly the bathrooms are dated. It is not possible to control the air conditioning so it was warmer than I prefer.

Far from amazing.
Pros:

Near Shinagawa station is handy. Room was spacious enough to open bags which is a bonus in Tokyo. They were happy to look after luggage before and after our stay.

Cons:

Was not overly clean- Black hairs around the place (We’re all blonde), visible mould throughout the bathroom. No coffee facilities in room (provided but only through going to the second floor lounge to use the machine. We had a kettle and tea but no coffee, wasn’t ideal having to get up and dressed to leave the room to have morning coffee). Hotel was near a really convenient station but the uphill walk with luggage on arrival was brutal. On arrival we also were told aircon works on fan only, no hot or cold air and it wasn’t clear if this was short term or long term.

Decent one night stay
Pros:

Loved that it was so conveniently located to airport and is a stop for Shinkansen (bullet train). We got off at Shinagawa station on our way back from Osaka, and the next morning take our flight back home to NY.
The room was clean, and nice water pressure.

Cons:

The AC was not working when we checked in. If this information could have been communicated to us previously, we could have made other arrangements. They did provide us with fans and opened the window when we requested it.

Clean, compfortable, nice and quiet
Pros:

Lovely staff, nice and clean and quiet.

Cons:

It was very tight for 3 of us.
There's really no where to put or unpack your bags.
If staying only one or two nights it would suffice.
However not as small as some rooms. Please remember it's Japan where space is limited.
