Checked in on a Saturday left on Thursday. When we checked in the property looked empty nothing what some of the pictures suggested on the site. Got to the room it looks old with know upgrades. The room had an ironing board but know iron. It was a TV in the bedroom that could not connect to any channel we were stuck watching a blank screen for 4days. Spoke to the owner “HE NEVER” can to solve the problem. He ignored us every time he seen us. The continental breakfast was 1 slice of bread, 2 small slices of Pineapple, Papaya & Watermelon. One portion per person. We were to ashamed to ask for another piece of pineapple. First night while ordering dinner we were asked if we could move after we was told we can sit anywhere. However, 6 older white causation women wanted to sit were we was sitting so they asked us to move. Suggesting they had reservations but know one was in the restaurant and you did not have to make reservations. They offer Yoga, cooking class etc on the property but want you to pay per class wife is the Yoga instructor go figure. It’s also there’s know exercise room on the property . The property is away from everything you need a golf cart or you have to walk. This property is not for people who want to have a good time! If you want to have a good time rent a property downtown. Just imagine being in a unfamiliar place and can’t watch Television.
Absolutely loved our stay here. My daughter and I came here based on the recommendation from a friend who is also a travel agent. She wanted a senior trip to an underwater bungalow and this one was a winner!!! Stayed at the conch bungalow.

The food at the Mayan was delicious and The views are amazing. We also did a drumming class there with Raheem and that was very special! Karen was very helpful with tours and transport to the tour. Our driver to the airport made sure we got to our island hopper plane on time! Will be back for sure!!!

If you're thinking about booking Lina Point - do it!
We stayed at the two-bedroom overwater villa as a family of four (two adults, two kids). The overwater cabanas are spectacular and offer a truly unique experience in Belize. The rooms were clean and had everything we could need in terms of amenities, including two A/C units to ensure great air circulation. The patio plunge pool was great, and we could easily jump into the larger community pool when the kids wanted a bigger place to swim. The food was great all across Belize, but we often found ourselves at the pool bar or taking advantage of the room service, because the meals here were consistently fantastic.
We could spend a lazy afternoon lounging over the water, or easily grab a kayak to explore. The proximity to town was perfect for us, far away enough to feel quiet and secluded but just a few minutes drive into the local culture and dining scene. Huge shoutout to the incredible staff who went above and beyond to make our stay special, including Brittany & Pedro who hand delivered so many breakfasts, Karen who booked us a fantastic snorkeling experience, and a special shoutout to Asine who not only made the best drinks in Belize, but went out of his way on every occasion to make my family's experience great.

Le lieu est tout simplement splendide! Relativement loin du centre ville (2km à pied) mais calme et douceur du lieu au dessus de la mer. C'est un excellent compromis. On peut y voir raies et crocs depuis la chambre!

Petit déjeuner correct et de bonne qualité, prévoir supplément si vous voulez un petit déjeuner plus copieux.

We checked in on 5/5 and really wanted to love this place. The overwater rooms were beautiful, and being able to drive the golf cart on the dock was a unique and fun experience. The check-in process was smooth—our host was friendly, informative, and explained that a complimentary continental breakfast was included (with an option to upgrade for an additional cost). He also walked us through all the room features, which we appreciated.
Shortly after, a woman named Karen approached us in our room about booking a snorkeling trip for the next day. She described it as the largest sailing boat on the island (different from the one advertised at the front desk), stopping at four snorkeling spots, including lunch and rum punch. It sounded like a great opportunity, especially since snorkeling the second-largest barrier reef was one of our main reasons for visiting San Pedro (we’re from the Florida Keys, home to the third-largest reef).
We agreed and paid, planning to meet at 8:30 AM the next morning. When we arrived, there were multiple couples—not just one other as implied—but we didn’t think much of it. However, when we got to the boat, it looked extremely run-down and poorly maintained—nothing like what had been described. There was very limited seating (just two small cushions up front), and even the life preserver was wrapped in duct tape. It did not feel safe.
As we approached, Karen pulled us aside and asked us not to discuss pricing with the other guests because everyone had been charged different amounts, which immediately raised concerns. At that point, we told her we were uncomfortable and did not feel the excursion matched what had been advertised. I asked directly if we canceled, would we receive a full refund, and she said yes—but claimed she didn’t have the cash on hand and would bring it to us at the hotel.
Unfortunately, that promise was not honored. We waited several hours back at the hotel, and when she finally arrived, she only returned a portion of our money. The situation was frustrating and disappointing. Between the misleading information and the partial refund, it felt like a bait-and-switch.
Looking back, there were other warning signs as well. The “complimentary” continental breakfast we were told about at check-in was initially added to our bill, and when we questioned it, the explanation was simply that the staff member was “busy”—despite the restaurant only having a couple of tables occupied.
After this experience, we decided to cut our stay short and booked an earlier flight home. Unfortunately, this visit left us feeling like we were constantly being taken advantage of. We are seasoned travelers and have visited many destinations—Guatemala, Costa Rica, Mexico, Cuba, the BVI, and the Bahamas—and have never felt this way before.
To be fair, the hotel itself has nice features—the glass floor panels, private deck pool, and overall concept are great. However, it could benefit from better upkeep and, more importantly, more transparent and honest guest interactions.
On a positive note, the Belize jungle was absolutely amazing, and I would highly recommend visiting that part of the country. San Pedro, however, was disappointing in our experience.
Overall: Proceed with caution and be mindful of excursions and charges recommended through the hotel.

We had a villa, not to be confused with the over water huts. Villa 41 does not have a pool but is a large home with fully stocked kitchen.

We enjoyed our stay in an overwater bungalow. The private pool was perfect for cooling off each afternoon. The kitchen was nice to have, especially tge refrigerator. It even had ice trays, which was great to use for cold water, iced coffee, and adult beverages. The staff were really nice, as was the chef. The accommodations were clean and well stocked. Location was a bit far from San Pedro but we knew that when booking. Highly recommend!

The restaurant was closed. I specifically asked if the restaurant was open the first night I stayed to which the they replied it was and then when I went to have dinner it was closed. The hotel was very noisy overnight with other guests partying in the next room all night. I decided to leave after 2 nights and was informed that they would refund me the 3rd night but they never have despite numerous messages and replies from them saying they would.

We were greeted by Pedro at the front desk, who was fantastic—polite, fast, and incredibly efficient, which we really appreciated after a long day of travel. Since we were tired, we decided to eat on-site at The Mayan. Even though it was their final night before closing for renovations, the service didn't miss a beat.
Asain, our waiter and bartender, was super friendly and attentive.
Chef Julissa is a master of her craft—everything she prepared was cooked to absolute perfection.
The welcome drink was the perfect refreshing touch to kick off the vacation!
The next two mornings, we headed back for breakfast and were greeted by Britney. She is absolutely lovely and so inviting; her energy is the perfect way to start a Belizean morning.
The overwater bungalow itself was a dream. If you are looking to unplug, this is the place to do it. The bed was incredibly comfortable, and the views are simply unmatched. A huge shoutout to our housekeepers, Gian and Jennifer, who kept our space immaculate, neat, and tidy throughout our stay.
