I will start by saying I have visited the Philippines several times and stayed at many different hotels. It seemed like the issue with this hotel was the management and overall programming.
The breakfast was very disappointing. There was plenty of staff as normal in the Philippines except the staff did not serve coffee or anything for that matter. If I had employees already being paid, why wouldn’t I have them serving my guests?
There was no music playing in the lobby and the place seemed dry and bland compared to other hotels I stayed at during my trip. I rarely saw any smiles and I just wanted to leave as soon as possible.
There were vouchers to access the free WiFi which would disconnect for no apparent reason every other minute or so. That was strange. Not sure why they couldn’t ask for my name and room number as other hotels do.
The best part about the place was the view and after talking with the staff for a few minutes their natural Filipino warmth would start to show. It’s almost like the management would ask them not to smile and everyone was very serious looking.
I rarely post reviews because I don’t have time but I felt it necessary to share my experience. I think the property has great potential.
It is very remote but the hotel had the accommodations. Restaurant was 24 hrs and pool was nice. Very close to the airport and took about 20 min.
The property is excellent sea view - 360 deg...Wifi signal is poor

They have indoor basketball court, a spacious gym and a wonderful sea view from our room. Staff is accommodating.
The room was adequate and met our needs. The view was outstanding and the pool was nice.
There was a "room service" menu, but no instructions on how to contact anything in the hotel. Dialing the typical 0 (zero) for front desk just let it ring and ring, but nobody ever answered and there were no instructions on what numbers to actually call. The gym and "indoor basketball court" HAD air conditioning units, but none of them were turned on. We asked the front desk and they managed to activate the aircon for the exercise room, but stated that they would not turn on air conditioning for the basketball court. Honestly, what's the point of having an indoor basketball court if it is not air-conditioned in the Philippines???

Staff was great... problem is rooms and hotel seem not finished... each room has a hot water heater... but its unplugged and up under the sink... took the first shower in with cold water... fit and finish of room is not good... door closer installed wrong that keeps you from opening door and not allow door to close... had to slam door to get it closed... door frame to small as well which did not help. 75% of pool closed. need a cab, they charge you to request one. View great from the rooms as the hotel sits at the point and has 270 % views.
For the price this is a very classy place to stay. But its a long way from everything else. Is a good resort to getaway from everything and relax.

We've stayed in every 5 Star in Cebu over the last 3 years and there is no question that the upper floors of the Arterra have the best views on Lapu Lapu Island. That said, the place seems to be run by a management team that isn't quite professional. First, do not get the included breakfast, it is quite bad with limited choices and often even stocked out of the basics they have. That said, their restaurant in the lobby has quite good food (though service is breathtakingly slow). Second, the site only has 3 elevators and it is not uncommon to literally wait 2-3 minutes or even longer for an elevator. Additionally, they allow people to walk directly from the pool, through the lobby and onto the elevators dripping wet so the elevators are always filled with pools of water. A final comment is that the way they fitted out the hotel is simply bizarre. They have put absolute top tier furniture in the lobby, then finish the rooms out horribly. There was no hot water in our first room (found out later there is a switch hidden under the counter). The walls of the hotel room are extremely uneven and overall fit and finish was just terrible. Finally, the Arterra is as far as you can possible get from basically anything in Cebu. It's tough to get taxi drivers to take you so far out. All in all, a mixed experience. Polite but inexperienced staff at a beautifully location with poor finishing..
The hotel looks nice and new. Ask the staff it was completed 2017. Alot of thing this place needs to work on. 1. Staff are not sure of what they are suppose to do. They are very nice. But being nice does n ot mean they are doing good service. 2. For a new condo hotel some area smells like urine. in the pool change/ shower room smelled like urine so bad. 3. They would not allow they guess to bring the pool towels to there room which made us sick. the lobby is cold going up to the elevators in cold conditions. Now i got a cold. 4. They gave us a room with a leaking ceiling took almost an hr for someone to come up and told us to wait another 30 mins. before we got another room. they new room came with a breakfast coupon. a few hrs later a staff was chasing us looking for a coupon said its not part of our recervation. we were thing its was a comp for the room issue and the long waits. 5. No beach front and they call them self a resort. No SPA service not parking for hotel guess. They had us park on the streets and some one hit our car over night. 6. Wifi did not work the stay.
The place advertised WiFi and a convenience store but nothing working. It was not a good experience. But the staff was excellent and after I complained to expedia and got no where i went and talked to the staff myself and they moved me to a sister hotel which was good. I travel lots and never again will I use expedia
poor front desk help of arranging taxi. i almost late for airport.
Overall staff was friendly. But resto servers are mostly gloomy and not efficient as server not busy also can forget my orders.
objective and constructive criticisms to make your hotel better for your guests to come back:
1. indicate "plated breakfast" in your website and all the travel sites where your hotel is registered. usually breakfast is buffet type in all other hotels
2. indicate "no wifi". my husband and i do online work. internet is important to us. if you already offer free wifi, give your guests the password upon check in
3. make sure your heater and safety vault work properly before your guests check in
4. let the guard check your guest's booking before entering the premises, it's for everybody's safety. they just let us in without checking
5. put a list of "contact numbers" of your hotel department like the front desk in the room. i needed to go out of the room to look for a staff to ask for the number to dial. i tried "0" for housecleaning department as indicated on the paper for toiletries order, they are not answering either
They need to do a few things in the advertisement of the facility.
1). Location. Location on maps give middle of the town prior to arriving to the hotel. Uber driver spent around 20 minutes turning around and going back and fourth trying to find the place and people never heard of it. Finally found someone that told us it is at the end. This should be stated somewhere so people know.
2) They advertise free internet but took few hours to get the internet and then they kept asking if I purchased the package there is no mention about purchasing a packet.
3). Hotel shuttle. This should be told to the public from the beginning that the shuttle will be quite expensive.
To end the staff was very accommodating and the hotel itself is a great location and looks nice. However, they should work on the above.
