Not worth it.
Pros:

AC inside the unit was broken and not getting cold. Guard on the front door doesn't speak English and therefore wouldn't talk to you if you don't speak their language. We have a flight to Hanoi at 7am so we left the unit around 4am. A proximity card is needed to open the front door/gate but the guard did not open it for us and kept on pointing the CCTV monitors. He's gesturing that we wait for someone to open it for us as he doesn't have a card. Definitely not recommendable.

Pros:

First of all, it is not a hotel at all!

Even though on info part it says breakfast and wifi included, there is nothing like that!

Good thing is after you contact the owner, they help you to find your room and it is close to Impact exhibition center.

1.ห้องพักกับภาพไม่เหมือนกันโดยสิ้นเชิง
2.ไม่มีคนดูแล น้ำไม่ไหล ต้องหาวาล์วเปิดเอง
3.อาหารเช้าอย่าไปหา แม้staff หรือเจ้าของห้อง ก็ไม่เห็น
4.โทรไม่รับ
5.wifi ไม่มีจริง

Pros:

ไม่ประทับใจค่ะ ตอนตกลงราคาบอกว่า 720 บาทต่อคืนพร้อมอาหารเช้า 2ที่ แต่ตอนเข้าพักจริงเปลี่ยนราคาเป็น800บาทและไม่มีอาหารเช้าให้ เสียความรู้สึกมากค่ะ
