The manager and staff here are amazing. I would stay here again anytime. The price is good and location is great. The facility is a little older but kept up well. The Wi-Fi and internet was a serious problem. I was unable to keep online appointments. To the staff’s credit, they upgraded my room and made sure I got the access I needed to work.

I loved having a swimming pool on my terrace with an ocean view. The 5 restaurants beside the hotel are also very good and reasonably priced. I will book there again for my next trip , it ticked all my boxes.

booked 3 nights left after 1 night, would not let my dog sleep here I have seen better pigstys, dirty, very dated

Pleasant staff

My experience with the hotel started with some staff not working. The hotel was all over it, fixed everything in a matter of hours. The staff is amazingly nice and accepted me with open arms. The area is totally walkable and the beach is right across the street. My room was wonderful and you feel, believe it or not, some from home. I give this hotel a high thumbs up..👍👍👍

The room had a really bad odor. I was forced to upgrade.. then i was told that the elevator is broken and i had to go to 3rd floor with leg injury. At checkout they wouldnt return my deposit. They said it was for room charge but i paid in full through expedia.. they are thieves

The room is was very clean, quiet, staff was very nice, I didn’t wanted to leave! I stayed for a week. If I come back to Phuket would look to stay here again!

Staff is wonderful, rooms where clean and comfortable. Had a problem with the air conditioner in the first room, and was given another room right away. Then the tv had some problems and maintenance was called and fixed with in the hour. Overall, we would stay again.

For the price location is amazing right across from beach lots of great places to eat. Rooms are ok clean and comfortable just small.down side rooms in front will be noisy and rooms in back have smoke from restaurant BBQs

Right on the main rd. Good for people watching. Be prepared for noise until the early hours.
Nice beach to see the sunset. Busy, streets full of food, entertainment and shops. Friendly vibe. Hotel was clean, room was comfortable. Good base for day trips and night life.

The photos are SO MISLEADING! Run! Even if the dirty, dated rooms and creepy, confusing hallways don't bother you, the NOISE. Oh my god the NOISE! We didn't end up staying the night, and we saw two other parties leave without staying as well. Even 5 stories up, the traffic sounded like it was in our room. Not just normal traffic noises either, trucks with megaphones broadcasting Muy Thai events roll by every 2 minutes all night. LOUD. And it's just a trashy place and area. Thailand has much better to offer. Again, the photos are selling a bill of rights here, the property is run down and unsanitary to put it lightly.

Don’t be put off by the outside and reception, the rooms are kept very clean, if you can, probably best to get a room at the back of the hotel rather than a sea view as quieter. The front rooms although having a better view are on a noisy road.
The hotel is just across the road from the beach and do supply towels to take on to the beach.
Breakfast is ok, they do cook eggs and omelettes to your order and you can sit on the balcony and what Patong Beach start to go to work.

I recently had the misfortune of staying at the Modern Living Hotel, and I must say, it was a thoroughly unpleasant experience. While the hotel's location is ideal, the rooms and service left much to be desired.
The moment I entered my room, I was hit with a vile odor that smelled like a combination of rot and decay. It was as if the room hadn't been properly cleaned or ventilated in weeks. To make matters worse, the bed sheets were filthy, with visible stains and a general sense of uncleanliness.But the problems didn't stop there. The front desk staff, particularly the young woman I interacted with, was incredibly rude and unhelpful. It seemed like she was bothered by my presence, and didn't care about addressing my concerns. To top it all off, the entire hotel seemed to be plagued by a lingering stench that can only be described as fecal. It was overwhelming and made my stay even more unbearable.Needless to say, I would not recommend the Modern Living Hotel to anyone. While the location may be convenient, the hotel's numerous shortcomings make it a place to avoid at all costs.
