Lovely place that is convenient in Frankston to everything.
Pros:

Clean and quiet.

Cons:

The stairs. I understand not much you can do, but I wasn’t aware and I have an injury that made it hard to walk down them.

Good room, good location
Pros:

The room was great, beds were comfy with good pillows & had a bar fridge. Location was perfect for where we wanted to be.

Cons:

Check in reception door was locked, sign said to ring the bell which we did fairly constantly, whilst trying to call the phone number provided for any assistance which went unanswered on aleast 6 occasions. Were weren't the only people waiting for check in, there was another couple who were waiting for 10mins before us! So after 25mins I end up walking around the building and walked through the restaurant with all my bags! Found the reception lady working in the restaurant. She was quite rude, basically saying I was lying about ringing the bell, trying to call & waiting for 25mins even though there were 5 people all waiting to check in! Not great customer service!

Not very much, it not really what it looks like.

The bathroom was mouldy and we had a cleaner walk in on us even though the door was locked

Very clean, spacious, comfy beds. We had some hiccups with customer service
Pros:

Location was good. Room was large and very clean. Beds were comfortable. Bathroom was ok, slightly small but better than most. Parking was free but not secure. Restaurant a plus and has room service (not 24hrs)

Cons:

Upon arrival given our room keys but when we entered the room wasn’t clean and cleaner was inside. She asked for 10 more minutes. We waited in our car, it was pouring with rain and cold but we gave them 25min, upon return the room was still not cleaned, and we had to wait in upstairs foyer. Check in was 2pm but room finally clean at 3:15pm. Not great after a long car trip! Up side - it was very clean when ready. While sitting and waiting in foyer, manager and staff walked passed and never showered any concern why we couldn’t access our room despite having checked us in!
Given free drink cards for upstairs restaurant but when we went to use them was told they were closed, we checked the open hours and was closed at least 45min early.
The room was relatively quiet, this was a concern when I realised it’s below the restaurant/pub however the split system heater after being turned on (it was freezing) clicked and made a weird water dropping sound all night, kept us awake as was right above our head.
These things were a real shame as the room was actually very nice and extremely clean!

Terrible
Pros:

We had a shocking time. We didnt end up staying as after our event, we went back and the music from the pub was pounding through our room. At 1.30am we decided to leave. We drove an hour and 10 minutes back home

Brilliant location, but house keeping need to lift their game.
Pros:

The Location is excellent

Cons:

Paying $180 per night, for a mouldy shower.
A toilet seat that wasn’t secured & definitely not the correct size for that loo. Well under sized.
The little complimentary biscuits - Stale.
Overall the housekeeping was poor in our room. These aren’t minor oversights. These were quite obvious from first glance. I should have taken photos, now that I see there is that option to provide photos.

Pros:

Brilliant location and with wonderful staff and the Cheeky Squire Bar upstairs for food and drinks was just great.

Cons:

A ramp at the back door for disabled access would be a welcome addition
