Great location we stayed in a 2 bedroom apartment and it was very spacious with double sofa bed (would easily sleep 6) fresh towels daily
From The street it looks very derelict and not inviting

The lever for the shower was broken and the hotel failed to sort it and we weren’t offered a room swap so a shower wasn’t possible!!

The location.
This does not represent the photos at all of this property. There is no cute little bar, or outside seating. The restaurant is shut down as we couldn't enter the doors and had to access through a nasty door adjacent to it. The halls smelled of urine, it was dirty and a tad spooky. We stayed the night as we were flying out the next day from Edinburg and were very tired to look for another room.
The location is hard to beat. It's just a short walk from the train station and there are plenty of places to eat in the area. Shopping is also very close to the hotel.
We were looking forward to the cute little bar at the hotel that was displayed in several pictures. However, according to the young lady that showed us to our room, the bar is no longer open at the hotel. The bathroom in our room had water coming up between the tiles that seemed to be coming from the toilet. The reception area is never occupied so we sent a messaage to the hotel about the water. There was no response from the hotel whatsoever! One evening, we saw a couple outside the hotel that had just arrived. They could not reach anyone using the provided telephone number and as the reception was not occupied, there was nothing they could do. The price of this hotel is extremely high for what is offered. I can not recommend staying at this location!!
Decent room, a bit dingy. Great location.
Staff is not there often, we had to call them during the day to check in. Old rooms, old bathrooms. OK for a night.

The room was lovely and cozy. No complaints. Clean and comfortable. In a fantastic area near everything. Highly reccomenend the No 2 Bar on the corner at the top of the Wynd.
Slightly confusing signage to rooms. No lift. The main out of hours has a key press lock which a number of people struggled with and at one point I left the South Indian restaurant opposite to help a couple get the door open. Recommend the get an electronic lock like the rooms. No bar or bistro which I found strange as it's a beautiful building. So much unrealised potential.
Not as advertised restaurant now closed. So basically a very standard room above empty shop. No staff on duty, only to check you in, very half heartedly. No one responded when I rang the contact mobile number. Noisy not very clean. Certainly not boutique standard!!! Curtains didn't fit windows etc

I was quite happy with the service but think it only deserves a three star rating.
The location was good. It was a good value for a one night stay.
The hotel no longer has a restaurant. When we asked the reception about eating places near by they were pointedly unhelpful. If their facility can't offer breakfast they should advise guests where they can go.
The general areas of the building need a spruce up. They are dark, worn , uninviting especially the rear entrance from the car park.
The room would be improved by adding bedside tables on each side and a fan as the rooms were stuffy.

The staff were smoking in the doorway when I arrived, and I walked in amongst a cloud of smoke, apart from that it was fine

Rooms were aging. Multiple stains on the rug. Paint was chipped throughout.
Overnight stay with mother and was horrible.
No bar, no restaurant, no 24hr security, no lights in the staircases which are over 3 floors, entrance only through a side door as the place is closed down, only staff there is someone who arrives after 2pm gives you your key then leaves.
Stairs are worn and carpet ripped,
Showerhead was filthy
Extractor fan was disgusting
Dust covered every surface in the room and appliances.
No outdoor seating area as it is an overgrown weed infested bit of spare ground with 2 plastic tables and 4 chairs scattered across it.
Should be classed as a HOSTEL NOT A HOTEL
