We had a wonderful stay
Pros:

We didn't have breakfast there.
The spa was excellent.
The staff was friendly and helpful.
Location was really good, close to restaurants and buses for transportation.

Cons:

Toilet seemed to be located in a closet and the shower was a bit narrow, but we could deal with that.

The property smelled unpleasant, there was no proper room or space for breakfast, and the check-in process was poor, with almost no useful information given to guests. Even worse, there was almost never anyone at reception when assistance was needed, which made the whole stay feel disorganized and neglected. Overall, the hotel felt badly managed and not welcoming at all. I would not stay here again and would not recommend it.

Pros:

I was nervous due to reviews that said there was a funny smell or the room was very damp, but that wasn't the case for us at all. It was a fantastic room actually. Everything you could need, and staff were incredibly helpful to us on multiple occasions, lending us hangers for our laundry, booking us cabs, helping us make restaurant reservations, etc. Also had a great massage at the in-house spa which helped me keep walking around Japan for another week.

Cons:

The street noise could be a bit loud on Friday/Saturday nights due to the proximity to very lively areas (which is really a compliment!)
