We stayed at Asham Africa in 2019 while I was traveling for work. It wasn't great but since it was the first time and we were only in Bishoftu for a few days, we decided to stay. The grounds at Asham are absolutely beautiful. But unfortunately, that's about it for this hotel. We returned again in October 2022 deluding ourselves that things must have improved. It was worse than before, a nightmare really. We stayed in a room that had roaches, the bathroom was stinky and bathtub/sink both had thin lines of green/black mold around the caulking. No exaggeration, but towels that were supposed to be white were a light brown and didn't smell clean (as though they had been washed with no detergent and no rinse). This was deeply unpleasant. We called staff and showed them the roaches and the towels. They "upgraded" us but while we didn't see any roaches in the "new" room, towels were the same and now we had a new issue. The back door to the balcony had no lock. It was broken and we didn't feel safe sleeping like that. There were lots of mosquitoes, but the mosquito nets are not well fitted to the beds (like you find in other hotels). Mosquitoes came in and out of the net at will (with bellies full) after feasting on us all night. Customer service was horrible. When we switched rooms, we needed a pillow and it took about 5 hours (after visiting reception twice because room-phone didn't work), for us to get a pillow. Eventually we gave up and moved to Kuriftu for the remaining nights.

So the lake has no boating, kayaking or sailing opportunities
No bikes or evens a trail guide for walking
Our family stayed here for an overnight trip, and thoroughly enjoyed it. The staff were friendly and helpful. Check-in was fairly smooth. Beautiful views of the lake. Swimming pool was chilly but sunny, and the kids enjoyed it. Massage/spa was good. Tasty meals were available at the on-site restaurant. The beautiful plants growing around the property were pleastant. Walking down the road from the hotel are quiet roads for walking and bird watching. Staff were honest--I misplaced my mobile phone, and they kept it safe at the front desk until I could return to pick it up. We plan to come visit this place again.
One of the best resort hotels interms of hospitality (the staffs), the quality of the food, the view to Bishoftu lake (it's a pity that there is no enough light towards the lake during the night, otherwise if would be gorgeous!). some interior details are a give away to the hotel and needs to be fixed asap. Overall we had a pleasant stay!
I didn't like this room at all. I had the most expensive room for 3 days and left after the first day. The bathroom was leaking all over the place. To top it off there was a big ass spider on the wall starring at me, freaked me out that morning. The room smelled like it hadn't had anyone in it for a very long time. If the room was dusted and the bathroom didn't leak it would have been a very nice room. The balcony was very beautiful overlooking the lake. The bed was hard and we only had a fan, yes it was hot. The breakfast was horrible!
Asham Africa is a comfortable room by the beautiful Bishoftu lake and I would recommend it for its good restaurant and food and comfy rooms. Unfortunately I was not able to check out the swimming pool due to rainy weather. We travelled with a group of friends for one night to explore the surrounding areas and its hiking trails and enjoyed. One of the better hotels in the area. Rooms are fairly clean, beds are comfortable and clean.
Great view of Lake Bishoftu. Rooms are large with porches overlooking the lake. The restaurant is convenient and the food is OK (typical Ethiopian). Staff are friendly and helpful. Maintenance of the building and facilities is passable, but not brilliant. The internet is slow and intermittent. Power outages were common, and the hotel's generator did not always work reliably. There is an orthodox church close by that blasts out long prayers over a powerful PA system. It starts at 6 am. Listening to hyenas calling from across the lake at night is fun!
Very relaxing place in Bishoftu with beautiful gardens.
The hotel is in a nice location and probably one of the best in town, but the room was quite rundown: the shower as really bad for example. Also, I don't know why the floors in Ethiopian hotels are often not cleaned well.

There is no safe in the room and the phone was not functional. The view was spectacular and it is very peaceful. Nice green area with various spices. Good reception but poor amenities compared to other resorts in the area.
Fantastic view right over the lake. Grand, huge room with a large bed, high ceiling and balcony. Unfortunately my room was right near the main inner stairwell, so it was quite noisy. Limited menu at the restaurant and slow service at reception.
The church speaker right outside the hotel wakes you up at 4 am and goes on to 9 am, my children were not able to sleep.
Rooms are too hot and to many non functional things in room.
Service in restuarant is too slow, also not so kid friendly as the hotel is sort of on a cliff
Très bon restaurant, chambres sympa sauf devant le bar, beaucoup d'escalier pour handicapés, un peu loin d'Addis mais bien pour 2 jours en fin de séjour pour repos, piscine mais seulement le weekend de fois demander. Personnel accueillent.
Located on a small crater lake, the views were spectacular. Rooms were excellent, clean, but in need of small maintenance items. Restaurant was good with excellent service. Food was well done and served promptly. A little hard to get to but worth it.
Beautiful view of lake. Okay restaurant with great views. I enjoyed the breakfasts which were included. It was 169 steps down/up to access the two bedroom "apartment" I stayed in, which might not be suitable for every traveler. The "apartment" was not as nice as the "luxury suite" two levels above it but had more bedrooms and bathrooms and so probably more suitable for a family. The afternoon sun made the rooms very hot unless one pre-planned and left the glass doors open (no other windows). Pool construction underway underneath. But still nice on the weekend. Not enough chairs in living room for the five of us. Beds reasonably comfortable (especially for Ethiopia they were pretty good). Staff were confused by prepayment through hotels.com but eventually acknowledged that I had paid when I presented my receipt. Not much public space because the layout is so vertical. Access to the lakefront was perilous due to sliding sand obstructing the path. The rest of the facility had robust stairs to allow access. Landscaping is quite pretty and some nice birds around. Nice hikes nearby. Typical low rent urban situation surrounding other than hotels overlooking lake. White faces attract a lot of stares, and offers of help. As a foreigner living in Ethiopia, I felt generally happy with the situation, and enjoyed the view and relative quiet (other than dogs yapping). Quick and smooth road access from Addis Ababa via the outer ring road and toll road is very welcome.
