Biwa Tulum

We had a wonderful stay at the Biwa. The rooms were very spacious and clean. The staff were great, very helpful and answered all our questions before we arrived really quickly. Great location for restaurants and bars of Tulum.
Pool was good, and breakfast at the next door cafe was fantastic.
Hotel is a few km from the beach and local in taxis are very expensive. We used the collectivo (local bus) which was cheap and reliable to get around.
I would recommend Biwa to families looking for a base in Tulum.

This is the best downtown hotel in Tulum. Staff is friendly and helpful, rooms are excellently maintained. Great central location. Desk staff knowledgeable of the local area and very helpful. Would highly recommend staying at the Biwa. *****

Points that really stick out for us: really clean hotel and rooms, really friendly staff who always say hello and can’t do enough for you, central location to the main street.

We loved staying at this hotel. The staff were always smiling and so helpful (thank you so much). The WhatsApp service is excellent for asking questions or requests and the staff speak great English. The hotel was very clean, the rooms were very clean and we like how the floor was washed by the maid each time.

There is a roof top area with a bar and sunbeds but nearly every day we checked it was empty - but a great spot to catch a sun tan. The pool area was clean and tidy but didn’t really get the sun (maybe wrong time of year January), but being 29 degrees was a nice spot to chill out.

The location of the hotel was great. Next door (connected to the hotel at the rear) is an excellent breakfast and lunch spot, food was really nice and friendly staff. The hotel was on a street with a few street food vendors and several restaurants. There is also a 7-11 convenience store nearby on the corner and an XXO store too. If you walk down a side street (come out of the hotel, do a left then take any left) it’s a 10/15 minute walk to a large supermarket.

I have been at the biwa 4 or 5 times now. Always great and a lovely staff!

The worst experience that I have ever had with a hotel. Avoid this place unless you want to lose your money. I had initially booked a 2 week stay in early 2021 (there isn't an option to select a date from that year so i had to pick June 2023 when writing this review). Shortly after making the booking, was no longer able to go on the trip. I contacted the hotel and they said a refund was not possible but that they could let me move the dates to another time in the next 12 months. I said fine, but okay. I picked new dates many months into the future and as the days got closer to my new dates, I contacted the hotel -- they told me that there was a chargeback and that my reservation was now cancelled. I never got any money so I called and emailed them many times without an answer for weeks. The dates that I wanted passed by, and I missed being able to stay at this hotel. They finally got back to me and said sorry for missing my emails but there's nothing they can do now. I was robbed of ~$2,500 and have been trying to get my money back for 3 years with no success. I would hate for someone else to deal with this so am now finally writing this review to share my experience.

Celebrated my birthday in Tulum. We stayed three nights at Hotel Biwa and had the suite. It was very clean and Stephanny was a joy. The pool was relaxing. Hotel Biwa's location is great. Restaurants are walking distance and so is downtown. I will be back.

Very pleasantly surprised at a super pleasant stay. The room is comfortably large and very clean. The King size bed was comfortable. Given that the hotel is right on the busy street of Satelite, it was surprisingly quiet. I could hear one dog barking, a person playing music in their car extraordinarily loud, and a couple of extra loud trucks. But overall, the traffic noise was nominal. The staff was super friendly and helpful. Between us, we all spoke enough English and Spanish to communicate freely. Water temperature and pressure were perfect. Wifi was reliable and adequate. I didn't use the pool but it looked clean and well-maintained. Next time!

The restaurant was great. Service was fast and staff was super friendly and accommodating. Food was delicious. I had breakfast there all 3 days. Even got a breakfast sandwich to go on the day we headed out of town early in the morning. Hey, they make their own bread in house.

Location is great. Easy walking distance to many restaurants, banks, convenience stores and two of my friends' homes.

I would have given them 5 stars, but for a couple of things. One, is that the coffee in the room is only free the first night. After that you are required to buy coffee pods. Same with water. The water is not entirely unusual, but for such an otherwise nice place, I was surprised at the coffee charge. The other was that I had inadvertently booked a non-refundable rate. When my plans changed and I wanted to cancel, they were intractable. They offered a voucher, but it had a very short time limit which was not of use to me. In the end, it was okay and I was happy i stayed there before it gave me some much needed solitude and quiet time. But just be cautious about the rate you are agreeing to when you book. Non-refundable means just what it says.

I loved my experience so much, I'm imagining that I will be booking a short stay every quarter or so just to have a little get away.

This was my 2nd time staying here, and I really like the hotel and service. However, I was a little disappointed this time around. I specifically rebooked this hotel , not only because of the freat location, modernity of the rooms, and service, but also because of the refrigerator/mini kitchen area. It's extremely important thar I have a fridge to keep my beverages cold and to store leftover food. The fridge in this room did not get cold at all and I had to throw out my food. Also, the TV would not function and even the front desk girl couldn't get it working. However, the clerk spoke with the manager and they compensated us with courtesy bikea for the duration of our stay. I will definitely stay at BIWA again when i revisit!

We had a wonderful time at the Biwa. The staff was excellent, it was very clean and comfortable and the restaurant was delicious! The only issue we had was the street traffic was very loud.

We stayed here for 8 nights. This hotel is new and clean, well-decorated and in good location (close to Tulum centro with restaurants and shops). The personnel was very nice and quickly responded to all our requests. Our room got cleaned every day and smelled fresh. It was nice to have a kitchen and a large bathroom. I recommend getting a room with a balcony. There is a community room with a small gym and even a pool table. They offer rental bicycles for 200MXN per day (15-20 minutes to bike to the beach). The rooftop was nice as well and you can watch sunset from there. They have a cafe “Don Tomas” on the ground floor where they serve delicious breakfast and lunch.
A couple of negative comments: this hotel is in the noisy neighborhood (barking dogs, vendors etc) and the pool area is facing north (no direct sun).

One more nice stay at Biwa , friendly people and great service room is tidy and big there is all you need , great breakfast at restaurant next door and bicyckle rent and transport by car , close to main street in tulum and safe area , can only recomend to stay here , we had nothing to complain about, we will stay again when in Tulum .

A good surprise, was booked at the last time, the room is great, with a nice bathroom and a balcony for those that smoke is great, a small pool in the ground floor, and a bar in the rooftop, the personal is very friendly, the breakfast is by order, no much options in the menu.

Front desk personal were wonderful, from check in , to answering questions, to check out.

We had a wonderful time at the Biwa Tulum! They did a two bedroom full kitchen unit I was perfect everything was super clean! Cannot say enough about the staff!!! They were all so friendly and helpful! The location is perfect for downtown Tulum walking distance to so many bars restaurants! Will definitely stay here again!

The check in process was not handled well. We got in late only to find the power out and no one to check us in.
