Pros:

Osborn House in Bundanoon is an absolute gem—think 1890s country estate meets cool Soho House vibes. Cons:

The breakfast was extremely disappointing for a luxury accommodation. It was served with tap water that had a strong chlorine smell. Given the high price of the accommodation, it would have been appreciated if filtered water had been provided free of charge. Concept of the dinner is nice but taste is very average. We booked the forest lodge, it was a bit worn down, and black stripes or whatever it was in the toilet on the walls. Could have been painted/cleaned up.

Mostly fabulous but let down by a lack of attention to detail in some ways.
Pros:

The hotel itself and the detached suites are terrific, a really lovely place to be. It has lovely views out over the valley, a gorgeous cozy atmosphere with interesting, enjoyable decor, several sitting areas with fireplaces, excellent food and fantastic reception and guest services staff who couldn't do enough to help. The shared spa was a favourite (notwithstanding the floor cleanliness issue) - nice and hot, with amazing views and a window to order from the bar. Their cocktails were great!

Cons:

While Osborn House delivered well on many of the things you expect from a high end venue, I hate to have to say it disappointed on the most basic issue of cleanliness in some places. Our room had big windows overlooking the lovely view but the windows were dirty. The pool and public spa area was actually filthy, it clearly hadn't been vacuumed and mopped for some time (especially the tiles between the spa and the big window). The water in the jacuzzi on the Forest Bathing Deck was also pretty gross.

There was a bit of a lack of attention to detail with some other things too. E.g. the sauna wouldn't turn on - it turns out there's some trick to getting it to start with the timer but there are no instructions for this. We also arrived in our room to a nice note and basket of welcome goodies....that was empty. One day we returned to our room after an outing, to find it only partly serviced. With lower end places you might overlook these things but when you're paying high end prices, you do expect this kind of thing would be attended to as a matter of course.

Finally, while the reception and customer help staff were fabulous, several of the French waiting staff were brusque and unfriendly. (With the exception of one French woman who served us at breakfast on the second day, and the non-French man who were both lovely.)

Its one of the better places to stay in the blue mountains area and we recommend midweek.
Pros:

It was a nice looking venue and the staff were all very helpful. The room was well-sized and facilities in the room very good. Convenient location and overall quiet during the week. I liked the breakfast and the fantastic view from there. The young local waiting staff in particular were very well-mannered and had good dispositions. The dinner at the firebrand restaurant was ok. Overall, by Blue Mountains standards its one of the better places we have stayed at. We like the area as well with decent bushwalks and Bundonon itself is small but pleasant - if you like Thai food, the Thai restuarant was better than average, run and operated by local young people (even the chef was a local lad) who were well spoken, charismatic, and had very good taste in music.

Cons:

The room windows were sealed shut with acrylate sheets acting as double glazing to reduce energy costs. The caveat is this meant no fresh air - for a two-night stay this is ok but if you stayed longer youd want to be able to open the window and look outside. The view on our side was not the best. The other room issue we had was the noise - it sounded like downstairs there was thumping laundrette and during the night there were some motors going, perhaps the air con. The second night was better so this can be improved. The bed was a bit too soft but comfortable enough - the problem was the duvet was hot during the night we couldnt sleep the first night - taking it off left us freezing. I recommend having a second lighter duvet in the cupboard. The next night we wore thermals so that we could take the duvet back when overheating and then bring it back as we cooled. That made it manageable. The restaurant was ok but not good value for money. As well I think when you do charge premium restaurant rates one also expects children to be kept out of the restaurant - there was plenty of tables for them in the bar area where they could eat their food.
