The hotel’s central location and convenient parking were excellent, and the complimentary fan provided during the 30°C heat was a thoughtful touch that was much appreciated.
Arrived to find the receptionist trying to help a lady who didn’t speak much English with an issue that wasn’t of her making. A couple of us were left waiting around 15 minutes to check in while other staff stood by rather than offering assistance. Although I appreciate the receptionist was under pressure, there was no apology for the delay and was greeted rather abruptly.
The hotel generally felt quite run down and in need of some TLC. The bin in the room was already overflowing on arrival, and when I went to reception to ask for it to be emptied, there was no one there so just left it. Also woken at around 7:30 a.m. by loud banging and noise from outside, which disrupted sleep and wasn’t ideal when staying in a hotel.
Terrace view and access to lake side, however it is on a hill and quite a walk into Windermere village or Bowness, which is nice enough though
It was a very warm day but the room was roasting with no air conditioning, made worse being on the 2nd floor at the back of the building, possibly above the kitchens. The window was restricted to a few inches opening with a small fan pushing the hot air around. This was a family room plus a dog, so really unpleasant even with an extra fan. The family next door also seemed to be struggling with a small child in the heat judging by the crying into the night. We paid an extra £20 charged at check in for the dog and requested in advance for dog bed and bowls for room, however these were just left at the bottom of the stairs for us to deal with, which we didn’t given the lack of floor space and convoluted staircase that they obviously couldn’t be bothered with either. The reception then tried to charge us it again at check out, but thankfully I was able to show the transaction on ApplePay as no receipt was given. The breakfast was reasonable but basic, don’t expect anything fancy like a fried egg, black pudding, mushrooms or tomatoes. Left feeling very tiered and quite grumpy, which obviously isn’t the point of booking and paying for somewhere that looks decent.
The hotel is nicely set up with a lovely view from the courtyard. Our room was exactly what we needed after long days of walking/exploring. Really nicely connected to bus routes to go wherever needed. Amy was 10/10 on reception and made us feel extremely welcomed.

Family room is large, bathroom is comfortable with plenty of towels, etc.
Breakfast could be better, with more choices. Only entrance to breakfast room is terribly narrow, with blind corners....not safe for children, staff or anyone bearing hot food. Our room on ground floor is very noisy, with patter of heavy feet above our heads at most times. Thin floor boards to blame? Otherwise, room is spacious and has nice views of garden.

The hotel was tired. Breakfast was quite basic - little provision for gluten free options
Breakfast was good. Evening meals were average. The rooms were spacious and spotless clean and the bed very comfy. The views from the hotel over Lake Windermere was spectacular. Did not need to use the car to get around as the fantastic bus service (which stopped just around the corner) took you far and wide.
The evening meals could be improved upon.
