Bit old and tatty but close to Metro and shops and decent value
Pros:

Easy to get to to from Riyadh Metro. Launderette in the building, and close to shops.

رغم أن المكيفات من نوع الشباك القديم إلا أنها كانت تبرد بشكل ممتاز رغم الضجيج الذي تحدثه

بداية للأسف قمت بالحجز قبل فترة كافيه على شقة ذات الحديقة الخارجية ثم عند الوصول فاجأني الإستقبال بأنها غير متوافرة رغم حجزي المؤكد❗️وقالوا لي "حنزبطك ياباشا" 😂 كنت وصلتهم الساعة 2 صباحا ..فاستسلمت للأمر الواقع وواصلت الإقامة معهم وقاموا بتخفيض السعر .
الحقيقة لاتستحق ابدا السعر العالي لكن ربما لظروف العطلة والموسم و موقعها في حي العليا وقربها من بعض الدوائر الحكومية سبباً في ارتفاع السعر لكنه يبقى غير مبرر برأيي

Excellent location.
Pros:

What I like the most about this hotel is the location which is matchless. The metro station is just around the corner. This is what really makes a big difference in such a huge city like Riyadh. It was very easy to get from one place to another. Another big plus is the room which was very spacious and comfortable.

Cons:

The cleaning is done only before guests do their check-in. On the other days it's not done. On my second day I was surprised to see my room in a mess. I asked it to be cleaned but the cleaner looked annoyed. For the following days of my stay I didn't reiterate my request. The level of cleanless leaves to be desired. I could even spot a cockroach, which was something that didn't surprise me that much.
