First we loved the room. It was spacious and had all the amenities we needed. The SHOWER was fantastic !!!! WE had the best host at the front desk. He answered all our questions and gave us advice on trains, food and taxis. The location was great. Within walking of restaurants and the “Market” where all food Japanese is on display. A very walkable location. We also had an excellent continental breakfast each morning.
I never say this but everything was great / excellent! Nothing negative to say.
It was very pretty, in traditional Japanese style, and very well located. The staff were v helpful and service was excellent.
Beautiful generously sized room and phenomenal shower room. Great area in walking distance to many sights and fantastic restaurants. Simple breakfast served in the room each day.

Luxurious hotel with fantastic staff. The room was extremely comfortable with all the facilities you need. The hotel is surrounded by restaurants and we never walked further than 6 minutes to dinner in 5 nights we were there. Highly recommend.

For Japan this was a very large room (37msq) with comfortable bed, lounge area, table, desk, large bathhroom, etc. State of the art facilities and furnishings. Best bath and shower (with somewhat complicated instructions). Good neighborhood and location.
Very little. Breakfast not quite what we expected, which might be a Booking,com issue. An "American breakfast" is not the same as a Continental breakfast. Quality verieda bit each day. But a minor blemish. Also they clealr need to sort out a regular laundry service. It was a chaotic issue to get t done, but they did.

What a beautiful hotel together with kind and friendly staff in a great location. What more could you ask for. We loved this hotel!
We were slightly surprised that they wouldn’t accommodate our request for an extra hour at checkout (11am) after staying eleven nights. We do understand the hotel is busy however the check in time is 3pm which should still give them ample time to clean a room.
Everyone at the reception was very polite and attentive especially Teressa with her big smile and of course Yuki that made the most in order to help us. We are extremely happy with our choice, will tell our friends about this perfect hotel and of course if we come back to Kyoto will book again. The room was extremely clean, had all the amenities and the washroom was excellent. Thanks again everyone and especially the manager of this hotel for the surprise that was waiting for us.

It was such a bizarre experience. Really weird staff, dark room. It was so unpleasant that I left after 2 nights even if I booked for 7 nights unrefundable because I wanted to have a good time in Kyoto with a limited time of vacation.

The breakfast was not appropriate, as presented at the Booking.com website. it cost 18 euro per person, had specific items, very limited portions. BUT most importantly, the breakfast missed cheese, salami, and the selection of fruits, as presented in the hotel website. And when we complained, the hotel replaces the ''breakfast image'' with a simple ''tea image'', mentioning as ‘’continental breakfast’’. They serve half kiwi and 1 slice of orange fruit, this is inappropriate to cheat customers like that. the below picture that we booked the room, has nothing to do with the breakfast we recieved....
Great establishment. We are very pleased with our stay, by far the best accommodation we enjoyed on our Japan trip. Spacious rooms, comfortable beds and great service.

Just excellent restful stay. Which was much appreciated in 36+ degrees hot sauna of Kyoto
The only small point to make is the breakfast.
It is a fixed menu which is brought to the room, with few different items. Would be better if there was a "menu" to select from items according to your preference. For example I don't eat sweet things in the morning, so for me half the breakfast was no use
That said, after the first morning I asked the very kind stuff to modify the breakfast for me and they did. Very kind!
