It was a beautifully restored building with all the modern conveyances. The manager was very helpful and attentive to our needs. We loved the view of Mt Wellington from our room, the way the room had been so tastefully restored, how plush the carpet was under our bare feet, how warm and cosy the gas log fire made the room feel, how comfortable the bed was, how lux the ensuite felt with that glass that can change from opaque to clear with the flick of a switch, the lovely breakfast we had in the morning. Our only regret was we couldn’t stay longer.
I find it hard to find any problem with the property the only things i could fault was the gas log fire in the room would not work but with much persistence we were able to get it running which made the whole expanse so much better. I think it just needs a service. In the morning it was a long wait for breakfast everyone seem to arrive at 8:00am in the end it was worth the wait.
The beautiful historic building, location,staff were friendly.
Potential 5 star experience ruined by cheap poor quality towels, toiletries, bathrobes, glassware and many housekeeping issues.
Glasses were not clean, I had to wash them before use.
Coffee machine didn’t work properly.
One of the lights in the kitchen continuously flickered unless dimmer was turned down to the lowest which then made it dark inside and hard to see things.
One of the power points in The kitchen only occasionally worked.
Window in bathroom left open and far too high to close so bath was full of bugs and the window rattled very loudly all night In the wind.
Hair left on shower floor - not mine!
Outer part of mirror peeling off and cracks in bathroom sink that was also hard to drain. Mirror light didnt work.
Breakfast was dreadful. Only a choice of 4 cooked options, no toast, cereal , pastries etc offered. All of which you would expect at this price point.
Eggs Benedict, 1 egg white very raw, the other egg cooked like a hard boiled egg. Bacon not cooked just seemed to be warmed only, half a bread roll under it all and not toasted. I didn’t eat it.
No outside sitting on the lovely verandahs, small bench seats in a courtyard that wasnt at all welcoming.
Guests lounge says on line that there are drinks on offer, fridges are empty and nothing offered.
This hotel has so much potential but sadly doesn’t live up to the price charged.

Absolutely spectacular old building. Very clean and comfortable. Quiet. Easy check in and out. Fantastic breakfast.
Can be confusing to find on google maps as it brings you in the back entrance, not the Swanston st address.

Le manque d’un micro-onde et d’ustensiles de cuisine.
Le petit déjeuner un peu juste en choix, pas de fruits ni de yaourt ou de jus sont proposés.

Beautiful old manor well restored, lovely gardens, staff very friendly and helpful. Excellent value - early check in, cot for our baby, heated floors in bathroom, included breakfast very good, couldn’t fault it.

Beautiful old building full of charm and character. Lovely gardens and scenery. Spacious room with very comfortable bed and modern, clean bathroom. Delicious breakfast. Staff were very friendly and attentive. Overall really enjoyed the stay and disappointed we weren’t staying longer. Bonus only a short walk to local supermarket and other shops. Overall would highly recommend.
Lacked choice of restaurants within easy walking distance, or at least ones that were open in the evening. However, still manageable walk (25 mins) to find somewhere to eat or you could easily catch an uber instead.
