Very nice facility right on the edge of the Notre Dame campus.
Pros:

Breakfast was good. Location was great.
One of the best parts about breakfast (and the cocktail hour) is that it allowed the guests to see and to interact with each other. So the guests became familiar with each other (and many of the other guests were pleasant and friendly).

Cons:

I realize why parking is a challenge on a college campus - but parking is kind of sketch.

Great staff, close to the action
Pros:

Recently headed out to South Bend to join family at a fun Notre Dame football weekend. I had not been on campus in a while, and this was my first time at Embassy Suites South Bend. The hotel is located at Eddy Street Commons, a mixed use development directly across the street from the football stadium area. Lots of good restaurants and shops, as well as a branch of the Hammes Bookstore. Believe in the old adage "location, location, location"? If so, this one's for you. No need for a rental car if you're flying into town. Grab an Uber from the airport. Just head across the road from the hotel onto campus.

Pluses:
Great location (there is also a Fairfield by Marriott nearby as an alternative; never been there)
Well appointed rooms, including accessible options
Spacious lobby area
Family friendly
Abbreviated evening reception for snacks and lingering
Energetic front desk staff and an approachable, responsive hotel manager . . .

. . . and then there's BREAKFAST.
This wasn't the usual cardboard toast and a quick carton of juice. Think a complimentary full breakfast with omelet station, made to order. Freshly scrambled eggs, bacon, sausage, potatoes, fresh fruit, bagels, cereals, juices, you name it. Hot items are served by hotel staff behind glass partitions, avoiding patrons having to handle all the large serving spoons, etc. I can't compliment the breakfast staff enough. Every individual I dealt with was smiling and approachable They just excelled. Thank you!

Minuses (what put me at a 4-1/2 star rather than 5):
Astronomical football weekend prices (predictable)
Hit-and -miss housekeeping (always check the shampoo and body wash dispenser levels in the shower, please)
Indoor pool is tiny

Except for the Morris Inn (a lovely property located directly on the ND campus), this is the best hotel I've stayed at in South Bend. Recommended!

Pros:

Everything from Check-In to check out was great. We came down for 1 night to see our son and head home and this was a perfect place to stay….we walked across the street to meet him :) we would definitely stay here again
