Fairly good
Pros:

The staff of the hotel was really nice. Despite the language barrier fact both of them tried hard to help us. They gave us maps and additional information regarding Ninh Binh. They were very helpful.

Cons:

There is a paragraph stating that this hotel offers free bikes. However, we had to pay 100,000VND each day for a bike. It is equivalent to more or less €4.50 which is not much but still.

The room was dirty. Underneath the bed, behind the mini fridge and the metal bars of the window were dirty. The room had two bins and only one of them had a garbage bag in it.
