Location - of course, this is a hilly area, so cannot be extremely perfect for all people and/or all occasions but when I consider it's geographical condition, the location is perfect
Facility - small but excellent; also they are very systemised compare to many other small hotels in Italy
View - my room had a beautiful view, which was exceptional; I even could see an air balloon flying early morning; I believe that I had a better view than even the traveller in the ballon
Steps - not many but still it was a hassle for my knees still under recovery.
However, my room had a great view, which many other neighbouring rooms couldn't have. Therefore, I didn't mind :-)

Como en muchos hoteles en los cascos antiguos se debe parquear mas bien lejos del hotel. Una caminata mas bien larga.
The staff was amazing! Very friendly and helpful. We didn’t have any problems to communicate in English. The breakfast was simple but fresh and good. The room had everything we needed (minibar, safe, TV, desk, kettle, etc.). In terms of location, it was perfect for exploring the city, which is definitely one of the most beautiful cities in Italy.
The only negative points were that the AC didn’t work properly and the bed wasn’t very comfortable.
We loved the location and the room itself. The staff were so kind and welcoming as well, which made us feel well cared for. The hotel is separated into two wings, and the winding hallways made everything so quiet. Our AC was able to blow right onto the bed, which made sleeping blissful for an American.
My only gripe is the breakfast setup. The hotel is in a gorgeous location with really excellent bars and bakeries around, and they are charging $14 per person, per day for a Holiday Inn continental breakfast. If you drink enough espresso and have enough pastries, it pays for itself, but even that can get tough.
