We enjoyed our stay and would definitely go back.
Pros:

Modern, boutique hotel in a convenient location. The street is quiet. Hotel restaurant is very good and popular with locals.

Cons:

Rooms are a bit small, but keeping with other hotels in Tokyo.

Pros:

Great overall
Pros:

Very nice and modern building. The staff are all very friendly and helpful. The location was great as a short walk to the station, but also quiet enough area.

Cons:

The sound proofing was not great from the other floors. I stayed on the 7th floor (top floor for rooms) and I could hear people running / stomping in their room from below.

I cannot imagine if we’re in a middle floor, and hearing people running / stomping in a floor above and below.

My situation might have been a 1 off experience, but i heard it every night/morning during my stay.

Spacious with nice staff - but not the most comfortable
Pros:

Modern spot with one of the more spacious rooms I've experienced in Tokyo. The staff was all pleasant and friendly - and you can tell they are used to an international clientele. Very easy access to Ueno station and plenty of restaurants and nightlife nearby.

Cons:

The bed was as hard as rock. Simply one of the least comfortable hotel beds I've experienced. My corner room overlooked a demolition site with construction noise, which made it difficult to take a nap during the day despite jet lag. "Free drink" token doesn't even cover a beer in the restaurant. I'd only consider this hotel if you were really prioritizing proximity to Ueno (which I was).
