Review Highlights

Pros:
Helpful, friendly and responsive staff (reception, bellboys)
Very good location (near corniche, close to services, quiet area)
Clean, spacious and comfortable rooms with good air conditioning
On-site conveniences: parking, 24-hour laundry, café and small kids area
Family-friendly layouts (suites / connecting rooms available)
Cons:
Breakfast often described as limited / needs improvement
Noise and poor soundproofing (plant noise, rooms near elevators)
Some furniture, sofas, carpets or mattresses feel outdated or unavailable on request
Occasional management/service lapses (report of water outage handled poorly)
Perceived value could be better given facilities (guests asked for price reduction or improvements)

Categories

Cleanliness
9
Multiple reviews mention clean rooms and bathrooms; overall cleanliness is praised though a few comments note old carpets/sofa which slightly reduce the score.
Service
9.8
Numerous positive mentions of helpful, cooperative reception and bell staff; one isolated complaint about staff response during a water outage but overall service is consistently highly rated.
Location
9.4
Many reviewers cite a very good location (near the corniche, close to services, quiet area); a few notes about rooms near elevators affecting sleep do not detract from location itself.
Room Quality
7.8
Rooms are described as spacious and comfortable by several guests, but there are recurring issues: noise (plant, elevator), some outdated furniture/mattresses, and occasional lack of requested items.
Amenities
8.4
Guests appreciate parking, 24-hour laundry, a small kids area and on-site café; however some expected conveniences or consumables are missing and soundproofing is weak.
Value for Money
7.6
Some guests explicitly request price reductions or feel facilities (notably breakfast and some room elements) don't fully justify the price, lowering perceived value.
Food and Beverage
7
Breakfast receives mixed-to-negative feedback in multiple reviews (limited variety, needs improvement), though a few guests found the breakfast acceptable or good.
Overall Experience
9
Overall sentiment is positive with many guests calling their stay pleasant/enjoyable and recommending the hotel despite some specific issues (breakfast, occasional noise, one water outage).

Pros:

Cons:

Breakfast was below average and items were less and type pf food almost same like omelette then sakshuka as omelette there was no butter at all

At the time of check-in i asked the receptionist if he can give me the good room just.. to which he sarcastically started smiling and said if you pay for classic how i give you suite tho i didn't mean to give me suite. He again said if someone pay suite i can't give him classic etc. Then i told him again no i didn't mean to just said if available just because in riyadh my friends get sometimes to which he again said i worked in riyadh brach for 10 or 13 years never saw you. I was like what the hellll
