Nice room and breakfast - bad service
Pros:

The breakfast was very good, with a great panoramic view on the city. The room is pretty large for japanese standards.

Cons:

The staff at the desk is unhelpful and unable to speak English. We communicate through their phone which badly translates.
The staff doesn't help to print a document. Just say they don't print.
They don't do any check-in before 3pm. If we insist they say they can check in at 2pm with fees. But at 1pm you have to wait. When check-in time comes, it takes a crazy amount of time. You need to negotiate how and at what time your room is going to be cleaned. Checking in gives the same impression as filling a tax form. Not the service you expect from a host.
The location is uninteresting. The only good thing is that it is by a train station.

Pros:

とてもキレイで（当たり前ですが）
何度も利用させて頂いてるので快適でした。

Cons:

喫煙のたびに9階迄行かなくては行け無いので
その階ごとに喫煙ルームがあれば嬉しいです!
