The property rules were clear, and the room and beds were great. We will definitely come back here.
I suppose, had we come to stay at the place at a cooler season we would have liked the location and acceptable cleanliness of the room (except for one fan) and the house. We generally are not fussy and need just basic comfort when the purpose of the holiday is seaside or sightseeing and hotel is only needed for sleeping at night. But this time the poor experience overshadowed for us all the pluses. The room we stayed at must not be let out to people on hot days.
This was our worst hotel experience in Europe/UK so far. I booked this hotel last minute to escape our hot top-floor flat in the heatwave. After a long drive my son and I found that we were placed in a superhot room under the roof (3d floor). Open fanlights of the two windows and two fans did nothing.
It was too late to find another place to stay and we felt not safe sleeping in our car which we seriously considered. So we spent the night at the room which was worse than our town flat, a sheer torture cell. No sleep, of course. We survived but it could be a real health risk for people with health issues. It should be stated on the website in capslock that the room is under the roof and gets extremely hot in the summer.
We left first thing in the morning, though we prepaid for 2 nights. The host refused us any refund. And it was £120 per night on the work days.
The rooms are self check-in/out with preliminary email instructions provided. The host was in a different time zone and was very unhappy when we called in spite the instruction to communicate via whatsapp messaging when we couldn't enter our room and were locked out of our belongings on returning from dinner. We had never seen such a codelock before. The code was in the introductory email but no further instruction. We were told off that we were the only guests out of all staying at the hotel who could not handle the lock.
In response to our morning check-out notification the host left us very annoyed voice message in whatsapp telling us how great the room was with two fans provided. We strongly encourage the host to spend a night at the room when the outside temperature goes above 25C.
Comfortable bed
The owner wrongly accused my husband of breaking into his room after he left the building before checking her cctv . Sent a horrible message to me but did apologise after . Bad security overall . Not Upto date facilities, no phone charging sockets for instance. Have to share the kitchen space with other people in the building which is a bit awkward.
Unsavoury people hanging about outside and parking is a nightmare.

The location, it’s a very dodgy area of Bournemouth today, very different from a few years ago. Someone tried the snatch my police and police raided the house next door at 3am. I felt unsafe in the area
The tv is the room didn’t work and all the plants in the room were dead. I couldn’t get in my booked room as it was double locked, the owner to be fair although in Bali in holiday did do his best and relocated me to another room

Close to town. Clean and comfy. Easy check in, and good communication.
Nothing it was great
Self check in was good. Proximity to the beach great and shops nearby. Spare linen and toilet rolls. Fans....we needed them!
Shower sprayer needs replacing and poor water pressure. No access to kitchen after 8pm was not helpful. Nice to have a bin in bathroom or the room. Access to bin liners....the bins were full when we got there.

The large kitchen, the owner, the value for money, quaintness of the property..lots to like.
Outdoor space is limited...but the huge kitchen is great. Parking is difficult/expensive. Limited sockets for charging your phones if you get the family room.
It was very central, the host is very welcoming and the beds are very comfy
