It was near the Tokyo train station and underground. The staff was very friendly and stored our luggage until check-in and after we checked out (prior to heading to airport for a late flight). The rooms were clean and well stocked.
No closets, no drawers, no luggage racks. In talking to people who stayed in a different hotel, they experienced the same so maybe it’s just a Japan thing. Fortunately we had an extra bed in the room and used that for our luggage. The beds were not very comfortable. There was also no restaurant on the property but there were plenty of places to eat near by so that was ok. When we opened the curtains, our view was of a concrete wall from the building next door.

Location was superb few minutes walk from Tokyo and Nihombashi stations. Super convenient !!

Location is the number one reason, Tokyo station makes it everything more accessible. The location gets busy but you don't need to go far for any shopping needs, convenience store is right outside the hotel, underground access to Tokyo station a street away. All the family related places of interest and family friendly restaurants are very close e.g. sushiro, pokemon store, character street, pharmacies.

The room is clean, although quite basic, bed is comfortable. Staff ensure room it is always cleaned and stock when we get back from our exploring. Tv is quite small, not a smart TV so we didn't use it at all. Room has a small fridge, small ikea looking coffee table. I suppose our room was fitted with 3 beds so furniture space is limited.
It is very small space. We are a family of 4 and had 2 double bed and 1 single in the room. Walking space around the bed and the front entrance is the only space you will have.
I had to get creative and opened our 4 suitcases to be able to slide under the beds which also allowed easier access. I also considered utilusing the space in the shower/vanity area when not used. It has has a sliding door to act as a partition as a change room, also to block out enough light from the front entrance as the other light in the room are too strong to keep on during the night.
No closet here, just a few wall hooks with clothes hanger. I didn't really mind it though.
The buffet was so so, I don't think it would be worth to pay everyday as you are close to another of shops/bakeries.
They do have coin operated laundry which is great. We were able to do a small load of washing during a night in at the hotel without having to pay alot or wait for it to finish. We just went back before the timer finishes.
Overall I would still book this hotel if your family just wants a budget, comfy base/place to sleep. You sacrifice abit of the luxury for the location and accessibility. It just worked for us as I didn't want to have a very nice hotel but be away from most of the time as you would have to commute longer to the places we want to go each day.

Excellent location across the road from the station. The breakfast was good value and the tea/ coffee bar was a welcome feature when we returned each day.
