The pool was decent, the shower water was hot, and the bed and pillows were comfortable. The sheets and towels were clean. It is only a one block walk to Waikiki Beach with nice beach towels available. I had a partial view of the sea on the front side of the building. The kitchenette was functional with dishes, pots, pans, glassware, and utensils. The microwave, toaster, and coffee maker worked. The property is dilapidated in general, but the price is great considering the location.
Parking is a challenge. The wifi is off and on, and the TV turned on but didn't have any cable, so laptop for Netflix is sporadic. But, I wasn't there to watch TV. Only one of two elevators worked.

I had a very disappointing stay at this hotel. Despite calling more than 15 times over three days, no one ever answered the phone. The woman at the front desk during the night shift was cold, dismissive, and unwelcoming.
The room was in unacceptable condition. It felt so dirty that I did not want to touch anything, and the photos speak for themselves. There were also disgusting stains on the towels, which made the room feel even more unsanitary. The door lock did not work properly, which made me feel unsafe. The mattress, blanket, and pillow were all damp, making the room extremely uncomfortable.
The elevator was also out of service, so I had to carry my luggage up and down six floors by myself. On top of that, the street noise was very loud, making it hard to rest.
I was also uncomfortable with what appeared to be unequal treatment of guests. Overall, this was a very unpleasant stay, and I would not recommend this hotel.
Location right off Waikiki, yet quiet at night. Noon checkout was good for us.
Kitchen ill equipped, hair dryer missing. If it was updated it could return to its former glory.
Best stay ever! It was so close to the beach! I only spent a few hours there and it was exactly what I was looking for. It was clean AND they had a coffee pot! If I ever get to come back to your island I will stay there again, and I am telling all my friends as well. Thank you!
Location and staff cannot be beat!. Plenty of towels for the room and beach. Great AC.
Some areas need a deep cleaning. The facilities are old and could benefit from a renovation.
A tad noisy on the Kuhio side
As soon as I knew I'd be headed back to O'ahu, I made plans to stay at this family-run slice of old Waikiki. I've stayed before, and it always fits my needs perfectly.
A good night's sleep on the super comfy mattress was a huge plus, since I was out and about most days. Loved the fresh white towels and linen, a fridge and a coffee maker too. Staff are always helpful and cheerful. Hearing the local zebra doves cooing nearby was an added treat
The new W Express bus stops just down the street, so airport journeys were a breeze, and, as always, I was able to store my bags until my room was ready.
I usually take part in Music Night, but had to miss it this trip. The reason for my visit, a concert by the legendary composer Joe Hisaishi at the Blaisdell Center, fell on the same night. Next time!

This hotel is close walking distance to everything Waikiki.
It's an older hotel with kitchen and they have good pots and pans.
Lovely authentic Hawaiian experience. Friendly staff, very clean rooms. Perfect location. In a world where things are rapidly changing, it's great to see somethings remain.

We go every winter to the Royal Grove. The staff is always cheerful and helpful. After the owners passed away a few years ago there have been some upgrades and remodeling that has rectified past issues. It is 2 minutes from the front desk to the beach sand. The Bus is just around the corner on Kuhio. There are many buses and routes available. Use your cell phone map to guide you to the correct bus routes and stops. Easy! We get the One Bedroom Suite. Plenty of room for 2 or even 4. Full kitchen. Everything works. The air conditioning is the Split Unit that has all of the noise outside and no noise inside. The pool was refurbished and looks new every day. There are beach chairs and floats to take to the beach for free. Wednesday nights for decades there is a wonderful variety show that guests can participate in. Hawaiian Music, singing, and Hula! They teach you to sing and dance if you like to participate. It is always wonderful and FREE!. There are several restaurants next door and across the street. Very convenient & inexpensive. There are 2 convenience stores either next door or across the street. There is a restaurant with bar with live music on the way to the beach. The only criticism I have are a few Hobos (may not even be homeless) that sometimes are outside. They don't bother you but I don't like the smoke. I have discovered that the local police even when asked will not do anything about the beach homeless that bother the tourists or openly use drugs on the beach. When we were here during COVID I saw 6 Policemen ganged up on an aged Vietnam Vet hotel guest because his vaccine was from the US Veterans Hospital. It appeared the Police were abusive to a Veteran that followed the rules & didn't fuss. Armed Police would stop The Bus to check everyone's ID and Vaccination. Sad.
I haven't stayed at this hotel for a number of years, but it was exactly the same. It's a bit like stepping into a time warp, a bit like 'old time' Waikiki, so if you are looking for glitz or glamour this is not the hotel for you. I arrived at 10.30am but couldn't check in until 3pm so hired a car for the day. My bags were looked after in my absence. My room was a deluxe king with full kitchen, on the 3rd floor, overlooking the pool. The room was spotlessly clean. The aircon looked new, but hardly worked, open the lanai door though and you get a good breeze so it didn't really worry me. The kitchen lacked a toaster and a kettle (I had to boil water in a saucepan on the stove for a cuppa) but otherwise was well equipped. I really didn't cook much. The bathroom was clean and tidy, unfortunately there was an issue with hot water (there really wasn't any, so showers were somewhat tepid at best). I did report it, but was told it was working fine (it really wasn't). No maid service during my 9 day stay, but I didn't mind that at all. Whenever my rubbish bin was full I just left it outside the door and it was always collected. Plenty of lounge chairs & umbrellas by the pool, which was cleaned daily. This hotel is only a 2 minute walk to the beach, so location can't be beat for the price. No parking though, but the bus stops right across the street and buses take you pretty much everywhere so you don't really need a car. Seriously good food options within a minute or two's walk of the hotel. I thoroughly enjoyed my stay here. Will definitely stay again.

The manager is very mean and NOT accommodating and let us cancel the booking when we got there on our first day and we are seniors and we felt Disrespected. This is the female manager on duty that we encounter last tuesday 1/20. As customers, we should feel heard and not be disrespected. I hope there is some reprecautions moving forward for the other customers that will check on this hotel. This is a NOT a hotel to be reccomended. total opposite with the reviews we had read. very sad and dissapointing!!!
The location was great. I do not speak much english but rubi had such exceptional service I stayed here about 5 times now. My name is Jully Qi. I appreciate how much rubi helped me. Rooms are clean and at very great price. The traditional Hawaiian Music on wednesday nights was the very best makes my stay very welcoming and very welcoming to families. I would stay here everytime I visit hawaii.
