Bathroom needs new sealant bit dated , service on the restaurant not very good , waitress stood next to me and I asked to order my brekkie , she said wait a minute and I will be with you , but she was there
Couldn’t sit where you wanted , was told to sit at a certain table
Ordered a Latte said it would be extra cost , so I said I would have a tea , waitress said oh you don’t want coffee now , she had not made a latte at this stage
Needs to learn how to talk to customers
Location. Restaurant. Staff.
Smelt of sewage and damp dog.
The chap on reception overnight was really friendly. The location was good, with a lovely lakeside walk right beside it, perfect for a dog walk!
The lamp stands beside the bed were thick with dust, which gave a very bad impression of the standard of cleanliness. There was dirty standing water in our shower cubicle which we noticed shortly after our arrival. Mum pulled the big plug to release it - we couldn't make out where it had come from - we hadn't used the shower. This was reported to the female receptionist, who wasn't particularly friendly.
In addition, the breakfast was poor. The bacon (which I usually love) was like rubber. The continental offering was tight to say the least - mini pastries, but on a tiny plate with a maximum of 2 of each type (up to 6 mini pastries in total) available, meaning you were lucky to be able to grab anything. Mum's poached egg was pretty raw. The mushrooms were obviously tinned - they were awful.
Very comfortable and clean. Staff very friendly. Breakfast was very good.

Breakfast fantastic.
The only thing I can say is the room looked a little tired.
Friendly staff ,
Blocked shower
The location was excellent only 10 mins away from Southampton Airport.
Comfortable bed
It’s very tired, desperately in need of TLC
There was a disgusting smell in the hallway of what smelt like drains/sewage
The room itself was covered in dust
The receptionist, although very friendly, was busy with a private conversation on loudspeaker on her mobile phone. When I asked how to go about ordering a pizza from the restaurant next door I was told I had to go there myself to order. When I got there they told me it should have been ordered from the hotel and delivered to me 🤦♀️

Bed didn’t suit me/my liking.

Close to airport
Great pub with happy hour right next door (breakfast was also very good, fresh and served hot
Great view of wedding area and stream from garden view ground floor room
Room 14
Property was extremely dated and had a very musty odour throughout the communal areas.
Bathroom also had a odour (cannot comment what it was though).
The room had black mold on windows, a missing glass lampshade (1of2 per set) 2 bulbs blown, and the level of dust throughout the room was intense, if you have asthma this would not be a good choice.
Bed was clean, but very very soft mattress.
Bathroom had mold throughout in the tile mastic and around furnishings.
The place could be great or was around 10/15 years ago but now in need of a huge refurb too to bottom.
Unfortunately even with a great location and happy hour I would not return until it’s refurbished.
Great location didn’t have breakfast very good restaurant and service for dinner
Location
It’s very old and tired I was in a wheelchair and the staff were helpfull however even the telly didn’t work in the room ,staff did try to sort it but no no avail so an evening of candy crush was all available
Location was perfect for the cruise port and a very reasonable price for bed and breakfast
The £100 parking fine I returned home to. It was eventually sorted out and was due to a signing in of your registration at the reception, which we wasn’t aware of at the time
Great breakfast lovely lady serving great location
Room a bit small for price paid
The room was perfectly adequate and good value for money.
I reported to reception that there was a note on the hairdryer saying do not use. I therefore asked for a hair dryer. The receptionist confirmed that there would be another hair dryer in the room. I showered and then discovered that there wasn't another hair dryer after all.
I also had to request an iron and ironing board and the same receptionist asked me to take it back down when I had finished with it.
As I brought the iron/board back down, there was another gentleman at reception who said I should have called as they would have collected it. I just think that the initial receptionist wasn't quite as helpful as she could have been.
"There was no temperature control, air conditioning, or fan in the room. The first two nights were uncomfortably hot, making it difficult for me to sleep.
