Breakfast was great.
The hotel/bar was bright and the staff very welcoming. The room itself was very clean and comfortable and it is in a great location in the middle of Sedgefield.
The bathroom: severely in need of an update - in particular very difficult to regulate the shower as the controls were very stiff and the water extremely hot! The bathroom door didn't close properly - stuck at the top.
The hallway, carpets etc. are very dingy and in need of serious renovation.
Breakfast was OK but the coffee (requested 'Black Americano') was dire! Weak with coffee grounds floating in it.
Parking was easy. In the heart of the village. Breakfast was superb.
The corridor areas need a make over/new carpets
Was ideal for my stop overnight as I was working in the area, I have used the Pickled Parson before it is comfortable, quiet and clean

Room was very cold, none of the radiators worked. A oil radiator had been supplied which heated the bedroom but the bathroom was freezing cold. Drafty window which rattled all night in the wind leading to a very poor sleep. Bathroom was very small and compact with a lot of limescale build up on shower hose making it look very unsightly. Fair bit of maintenance needed in bathroom. Mattress was uncomfortable. Stained throw on bed and unsightly stains on carpet.
