Terrific, room, location and comfort for the price.
Pros:

Location is 2 blocks from the water. Ideal. beds are very comfortable. the patio in the downstairs room is spacious and comfortable. Very clean bath area /room.

Cons:

For the first time, we encountered A homeless person was sitting on the first step of the stairs, near room 104. he seemed harmless but was smoking a cigarette.

It is close to town, about 2 blocks. The room was pleasant and has a small balcony with a view of Morro Rock.

Pros:

The staff was very friendly and helpful. I asked a 2nd-level room and they gave me one with a view of the Morro Rock from the balcony. The sunset was beautiful. The room is very spacious and clean. The location is excellent, convenient and quiet.

Cons:

The bed is on the soft side for me. Other than that, I'm pleased with the facilities. The only issue with my stay was noises from next door/downstairs. I could clearly hear conversations at night and children running/jumping the next morning. Fortunately the conversations didn't last too long and I checked out early.

Lovely stay in Morro Bay
Pros:

Very nice and comfy stay, the place seems to be brand new and my room was spacious and very clean. It's very close to the pier and the centre of town, you can walk everywhere within 5 minutes. I would definitely stay again :)

Cons:

The only downer was this humming sound that was going on all night (perhaps a generator?), otherwise everything was great.
