It is a beautiful hotel in the historical center within 2 minutes of walking from Plaza de Armas and yet offers easy car parking.
Both breakfast and food in hotel restaurant are very good.

Hotel Santa Rosa is a beautiful hotel, full of atmosphere, located just a short walk from the main square in the charming city of Ayacucho. We greatly enjoyed the courtyard and fountain where breakfast (and other meals) are served. The rooms were spacious, clean and comfortable and the staff friendly and helpful. We also greatly appreciated having drinking water, tea (and hot water) available 24/7 in the reception area. Highly recommend staying here.
Had nice larger room with three beds, two chairs and table, enough outlets (never used the tv). All requests were fulfilled for extra blankets, taking food to our room. setting up taxi service. Staff are extremely friendly and helpful, especially Yanet.
Motorcycles that can pass through the courtyard with their motors still running rather than pushing them - very rude.
Clean, suite was comfortable-balcony was a treat. Breakfast was varied and super. Staff was courteous and attentive.

The location, hotel looks nice, and the room is big
the room is very big and ok, but the bathroom is so tiny, there was no hot water available only cold which was unfomfortable. Some of items in the room like heater need repair, parking was complicated and staff did not properly attend when entering the parking space costing me stress. Breakfast is in a cold place and very limited.
The price is too high for what you get

When arrived to the hotel there was a group of high school students visiting Ayacucho the same week. It was loud. Maybe ask the hotel before arriving.
I liked the customer service. Breakfast was amazing.
A little noisy. You could hear people working late and making noises at the courtyard very late at night. The hallway light was bright and you could see it through your window making it very difficult to sleep well.
The interior is great. Real colonial time building. Both the hallways and the room. Location is great if you want visit city center.
The water pressure was low,. The interior need a little maintanence. No hair dryer.

Wonderful historic building and courtyard. Parking excellent. Breakfast was super. Room a bit dreary and dated - but who cares, just live that courtyard. Hotel is less than 5 minutes walk from main square . Bed super comfortable.
